In accordance with the Building Division's document retention policy, the associated plans and/or other documents are scheduled for disposal. We are writing to offer you an opportunity to retrieve those approved plans and/or documents prior to their disposal by the Building Division. The plans and/or documents are available for retrieval for a period of 20 working days (4 weeks) from the date of this letter — December 26th — and must be retrieved in person at the Building Division offices. This letter must be presented at the time of retrieval of the plans and/or documents. The property is zoned Residential -One C (R -1C), which is the City's smallest lot single-family home zone district. The house as constructed contains two stoves. The bar area where a stove was added is connected to the rest of the house via a hallway/opening but also has a separate exterior entrance. However, this area of the house cannot function as its own separate unit due to the connections to the rest of the main floor, shared mechanical and laundry facilities with the rest of the house, and a lack of a private bathroom (there is only one bathroom on the main floor). The stove in the bar area may remain, but the area may not be cordoned off in the future to function as a separate dwelling unit. Please note that your properly is zoned for a single-family home only. The bar area may not be converted into an independent secondary dwelling unit with separate mechanical and/or laundry facilities, a bedroom, and a fully separate entrance. Any conversion of the any portion of the house into a secondary dwelling unit, by you or any future owners, will constitute a violation of the City of Wheat Ridge Code of Laws, and will be required to be removed. Building and PW may have additional comments: It appears that the house does not meet the City's Bulk Plane Standards, shown here: htti)s://www.ci.wheatridp,e.co.us/DocumentCenter/View/26640/Bulk-Plane-Standards a. The western roof encroaches into the bulk plane approximately 2 feet. As the roof slopes down to the back, that encroachment goes away, but regardless it is not an allowable encroachment into the bulk plane. This issue could be resolved by shifting the footprint of the house approximately 2-3 feet east since the house is not centered on the property. b. It would be helpful for the architect to show the distance to setbacks on the building elevations, but that is not required. We also see them go ahead and draw in the bulk plane lines so we can more easily verify that the house meets the requirements. 2. The site dimensions do not take into account the 1.5' right-of-way dedication indicated on the plat; the architect is using the larger dimensions that have now been reduced by 1.5'. A solution is to shift the house 1.5' south. As shown on the survey, the actual size of the lot is 6,995 square feet due to that dedication. 3. The driveway width at the street can only be 24' wide. It may increase up to 32' after leaving the street, but City Code requires all driveways/residential curb cuts to be 24' or less in width where they intersect the street. Once those comments are resolved I will be able to approve the plans.
