Quarter of the Northwest Quarter of Section 26, Township 3 South,
Range 69 West of the Sixth Principal Meridian, in the City of Wheat
Ridge, Jefferson County, Colorado, more particularly described as
follows:

Beginning at the intersection of the north right-of-way
line of West 32nd Avenue and the west right-of-way line of Wadsworth
Boulevard, said point being 25 feet north and SO feet west of the
southeast corner of the Northwest Quarter, Section 26, Township 3
South, Range 69 West; thence north along said west right-of-way line
IS feet; thence southwesterly 21.2 feet, more or less, to a point
on said north right-of-way line of West 32nd Avenue located IS feet

Honorable Counselor:
About ten days ago.. we. sent the Quit Claim Deed onto our
clients :~~Jos(3ph and Maggie G. ~e, with a request that
they sign the Deed ana return the same to us so that we could
close th'C matter. At the same time, we advised Mr. & Mrs. Miner
that Wneat Ridge did not plan to pay them anything for this Quit
Claim Deed.
Today, we received a call from Mr. Miner's daughter who
informed us that Mr. Miner had two requirements he would insist
upon before he signed the Deed. The same are as follows:
I. Th3t the corners of the triangular strip of land be staked
so that he could see exactly what land was being taken.
2. That he be paid the sum of $75.00 to cover his costs in
thi s ma Her, such cos ts being his attorney's fee incurred in examining
the instruments and checking the description, etc.
.It appears that the Mi,ners will not sign the Deed unless these
requirements are met and we ask that you please arrange to have the
Wheat Rio.ge Engineering Department, or whoever is handling the
matter, stake the cornRrs and advise Mr. Minl"lr when the same has
been done so that he can inspect the property.

We would also suggest that the City of W;1eat Ridge issue a
check for $75.00 to John Joseph Miner and Maggie G. Miner and
either send the same directly to Mr. Minor or to this office. As soon
as these things have been done, Mr. & MY's. Min0r will sign the Quit
Claim Deed and we will deliver the same to you. We wUl also send
on the American Oil Quit Claim D-:;ed and Agreement for their signatures.
