feet to a point, thence along the arc of a curve concaved to West
23.562 feet whose radii is 15 feet to the North; thence North 1235
feet to a point 15 feet South of the South Rights-of-way line of

said party of the second part, its successors and assigns, that at the time of the ensealing and delivery of these pres-
ents it is well seized of the premises above conveyed, as of good, sure, perfect, absolute and indefeasible estate of
inheritance, in law, in fee simple, and hath good right, full power and lawful authority to grant, bargain, sell and
conyey the same in manner and form aforesaid, and that the same are free and clear from all former and other
grants, bargains, sales, liens, taxes, assessments and incumbrances of whatever kind or nature soever; exce pt
general properLy taxes for the year 1971 and subsequent years and
except a right of way and easement for sewer lines, over the
