WITNESSETH, That the said parties of the first part, for and in consideration of the sum of Ten and

A tract or parcel of land containing 12.5 square feet, more or less,
situated in the Southwest ~ of the Northwest ~ of Section 22, Township 3
South, Range 69 West of the 6th Principal Meridian in the City of
Wheat Ridge, County of Jefferson, Colorado, described as follows:
Beginning at the Southwest corner of Lot C Block 20 Juchem's Garden Place
further identified as being the common meeting point of property lines in
the NE quadrant of the intersection at 44th Avenue and Kipling Street.
1. Thence North along the west lot line a distance of 5.0 feet;
2. Thence diagonally Southeasterly a distance of 7.1 feet to a
point on the South lot line;
3. Thence Westerly along the South lot line a distance of 5.0
feet to the point of beginning.
The above described parcel contains 12.5 square feet, more or less.
FOR ROAD PURPOSES ONLY
TO HAVE AND TO HOLD the same, together with all and singular the appurtenances and privileges thereunto
belonging or in anywise thereunto appertaining, and all the estate, right, title, interest and claim whatsoever, of the
said part i es of the first part, either in law or equity, to the only proper use, benefit and behoof of the said party
of the second part, its successors and assigns forever
