A tract or parcel of land No. 1 of Project No. BWHHS 0006(6) containing 630
sq. ft., more or less, in the SA of the ifdk of Section 27, Township 3 South,
Range 69 West, of the Sixth Principal Meridian, in Jefferson County, Colorado,
said tract or parcel being more particularly described as follows:
Beginning at a point on the west property line which is East along the
south line of the NIA of Sec. 27, a distance of 50.0 feet and North parallel
with the west line of the N7,;-VI' of Sec. 27, a distance of 40.0 feet from the SW
corner of the NW-% of Sec. 27:
1. Thence Southeasterly a distance of 80.2 feet to a point on the
east property lire which is 35.0 feet North of the south line of
the 111 of Sec. 27;
2. Thence South, parallel with the west line of the NWT of Sec. 27,
a distance of 5.0 feet to the SE property corner;

Subject NE corner, W. 32nd Avenue 4 Kipling
This letter deals with the effect of a proposed right-of-way dedication along W. 32nd
Avenue on the subject property.
Prior to November, 1972 this parcel contained 25,000 square feet, having dimensions of
100 feet by 250 feet, the 100 feet being along W. 32nd Avenue. On November 10, 1972,
Deed #61 was recorded, deeding to the City of Wheat Ridge a triangle of land at the
intersection containing approximately 50 square feet (10 ft. x 10 ft. x 14.1 ft.)
This reduced the lot area to approximately 24,950 square feet and reduced the dimensions
to 90 ft. x 240 ft.
The proposed dedication will again reduce the property, this time by approximately 1462.3
square feet.
The lot area after the proposed dedication would be approximately 23,487.7 square feet.
However, the proposed dedication would not affect the utility of the lot under the R-1
zoning district.
This district requires a minimum lot area of 12,500 square feet and a minimum front yard
width of 100 feet measured either at the property or the set back line.
If a two -lot subdivision had been anticipated, the November, 1972 dedication decreased
this possibility by reducing the available square footage below the minimum requirement
for two lots. In order to develop this property as two lots as it exists or after the
proposed dedication takes place will require a variance approval from the City of Wheat
Ridge Board of Adjustment.
