hereby confessed and acknowledged, ha S granted, bargained, sold and conveyed, and by these presents do es

ever, all the followjng described lot or parcel of land, situa,e, lying and being in the

with the said part y of the second part, its heirs and assigns, that at the time of the ellsealing and delivery
of these presents, are well seized of the premises above conveyed, as of good, sure, perfect, absolute and
indefeasible estate of inheritance, in law, in fee simple, and ha ve good right, full power and lawful authority
to grant, bargain, sell and convey the same in manner and form as aforesaid, and that the same are free and clear
from all former and other grants, bargains, sales, liens, taxes, assessments and encumbrances of whatever kind or
nature soever.

follows:
Beginning at a point on the South line of West 44th Avenue.
Said point being 772.60 feet east of the West line of NW~ of
said Section 21, said point being the Northwest corner of a
tract of land described in Book 2181 at Page 386; Thence South
along the West line of a tract described in Book 2181 at Page
386, a distance of 250 feet to a point,
thence S89043'E a distance of 343.73 feet to a point,
thence N0018.5'W parallel to the West line of the NW~ of said
Section 21, a distance of 250 feet to a point, on the south
line of West 44th Avenue; thence N89043'W alollg the south line
of West 44th Avenue, a distance of 343 feet, more or less, to
