The site currently has one monument sign on the northeast corner, but it only serves the one office building, and is on a separate property. The proposed sign would provide identifying signage for each occupant of the building. Findings: • Referral agency comments were addressed. • The amendment will allow for a monument sign on the property, allowing easier owner/tenant identification and fire department access. • The proposed sign is not located in the sight triangle for W. 38th Avenue and is set back sufficiently. It does not exceed the standard allowances in the City's Sign Code for square footage relative to building size. I have reviewed the second submittal of the SDP document and all comments have been addressed. Please submit the SDP plan set on 24" x 36" mylar with the Owner's Certificate and Surveyor's Certificate signed, along with a recording fee of $33. The mylars must be signed with thin permanent marker or felt tip pen. Make sure the margins are 2" on the left, 1" on top, and %2" on the remaining sides. The City will complete the additional signature certifications and route the documents to Jefferson County for recording. At this point, you may apply for a Building Permit to construct the sign. Please contact the Building Division at 303-235-2876 for submittal requirements. The sign depicted on the permit application must match what is represented on the SDP. City comments are in italics and our responses follow. General Comments 1. Due to the limited amount of information required for this SDP, it may be possible to consolidate Sheets 2 and 3 with a callout for the sign dimensions/materials/specs. This is optional. Noted. Sheet 1 2. Add the following cases to the Case History table: WZ-18-27 (this case), WZ-03- 07, WZ-84-31, and WZ-75-09. Added. 3. In the Owner's Certificate, a person's name must be added, eg. "Joe Smith, Title, on behalf of the Zephyr Medical Commons Ojficeowners Association. " Signer's name has been added. 4. Remove the surveyor's seal from the .pdf version of the document. Once printed on mylar it will be wet stamped and signed with pen. Remove. 5. In the Site Data Table, add the specifications for the new signage (required height, setbacks, and square footage). In this case the required column will equal the provided column. Sign specs have been added. Sheet 2 6. Add the dimensions of the sight triangle: 55' along W. 38th Avenue and 25' along the driveway. Dimensions have been added. 7. Show the setback from the property line for the sign edge. Setbacks have been added. 8. Provide a north arrow. North arrow has been added. Sheet 3 9. Per City of Wheat Ridge and West Metro Fire Protection District policy, the monument sign must clearly indicate all addresses accessed by that entry point. This can be accomplished by showing an address for each tenant listed, or providing a range at the top of the sign. See attached letter from Bruce Kral, Fire Marshal, for more information. An address range is now provided at the top of the sign. 10. What is the proposed material of the base of the sign? Add to this sheet. The base material is now labeled on the detail. Address numbers must be easily visible day and night and be large enough to be seen from the street. This will help prevent delays created by emergency responders driving past the entrance looking for address numbers within the complex but not identified by address on the sign. These plans show the proposed sign location as well as the specifics of the sign itself. The proposed improvements are consistent with the following criteria from Section 26- 305.1) of the City code: 1. The proposed specific development plan is consistent with the purpose of a planned development as stated in section 26-301 of this article; and 2. The proposed specific development plan is consistent with the design intent or purpose of the approved outline development plan; and 3. The proposed uses indicated in the specific development plan are consistent with the uses approved by the outline development plan; and 4. The site is appropriately designed and is consistent with the development guidelines established in the outline development plan; and 5. Adequate infrastructure/facilities are available to serve the subject property, or the applicant will upgrade and provide such where they do not exist or are under capacity; and 6.
