The Hellman Office Building Addition Site Plan for an office/warehouse building addition in the
Lakemont Center Planned Industrial Development on property located at 11913 W. I-70 Frontage
Road North (Case No. WSP-17-10 / Hellman) is hereby approved for the following reasons:
The site plan complies with zoning regulations in Chapter 26 of the Wheat Ridge Code of
Laws.
and with the following conditions:
1. Prior to commencing work on site, building permits shall be obtained.
2. An updated photometric plan must be submitted with construction documents and are
subject to review as part he building permit process. The final luminaire schedule shall
include the total height 4h /or mounting height of each fixture.

Dear Mr. Cutler,
On behalf of the Fruitdale Sanitation District (FSD), Martin/Martin Inc., acting as the District Engineer, offers the
following in response to the referenced referral dated December 1911, 2017 concerning a site plan for a proposed
building addition at the above referenced address. The Fruitdale Sanitation District has no objections with the site plan
conditional on the items identified herein are fully addressed. The following are general requirements for sanitary
sewer service. All Standards, Rules, and Regulations of the District are to be adhered to.
The subject lot is entirely within the service and boundary area of the Fruitdale Sanitation District. Treatment of
sewage generated within the Fruitdale Sanitation District is provided by Metro Wastewater Reclamation District.
Existing District Sanitary Sewer Mainline(s)
Fruitdale Sanitation District has the following sanitary sewer mains in the vicinity of the proposed property:
• 8 -inch mainline running west to east, south of the referenced property within a private road.
• 8 -inch mainline running north to south, east of the referenced property within Tabor St.
It appears the property may be serviced by gravity flow; however, the homeowner/developer is responsible for
determining horizontal locations and vertical depths of the existing sanitary sewer main to verify if gravity flow is
feasible or if a private individual sewage ejector (lift station) is required. The issuance of a sewer tap permit by the
District does not in any way guarantee that the property can be served by gravity flow. Each separate building is
required to have a separate sanitary sewer service with an independent connection to the District main. If the
proposed addition requires an upsizing of the existing water meter, additional sewer tap fees will be assessed. Please
provide certified documentation stating either the current water meter can serve the proposed addition, or if an
upsizing is required or if installation of a new meter is needed.
Certified design documentation indicating the amount of flow that the proposed addition will contribute to the sanitary
system is required to initially evaluate if the existing sanitary sewer system has sufficient downstream capacity.
Depending on values of anticipated flow, the Owner/Developer may be required to evaluate downstream sanitary
mainline capacity to show the anticipated peak flows can be accommodated by the existing main.
Costs
Per the District Rules and Regulations, tap fees for commercial buildings are based on the water meter tap size for the
building. When the certified water tap size(s) is received, a tap fee document can be produced indicating tap fees, if
required, for connection to the sanitary sewer collection system, including any credits that may be available. In
addition, engineering review fees and attorney fees will be required to be deposited in advance by the developer to
Martin/Martin.

your submittal and have the following comments.
General Comments
1. Wheat Ridge is two words. Please correct all instances of the incorrect spelling.
2. Add "Site Plan" in the second line of the header on all sheets or change the title to read "Hellman
Office Building Addition — Site Plan"
3. Much of the text in the document is illegible on the reduced (11x17) version. Increase font size
for signature blocks, data tables, plan sheet names, and notes where feasible.
Cover Sheet (Sheet 1)
4. Zoom in closer on the vicinity map and label major streets. Outline the subject parcel.
5. Remove the building code information (codes, construction types, occupancy, sprinklers, and
occupancy load) from the Site Data table. This is appropriate for a building permit submittal, but
not necessary on the site plan.
6. The Site Data table does not comply with the format of the sample table shown on page 2 of the
site plan submittal checklist. Please change the format of the table to match the sample table,
including expressing coverage in terms of percentage. Use areas need to be expressed in the table
(office vs. warehouse space, and existing vs. proposed).
7. Parking calculations are unclear because the percentage of each use (office vs. warehouse) is not
listed. The number of additional spaces required (as an increase from the existing number of
spaces) should be noted, as well as the current number of spaces, and the proposed total of spaces.
8. The landscape requirements should refer to the specific sheet (0) as opposed to "RE: Plan." The
20% should be expressed as a requirement. An example: "Landscape Requirements: Minimum
20% required, refer to Sheet 3 for proposed landscape plan."
9. Add a Case History table. Refer to redlines.
10. The City Certification needs to include "Community Development Director" as the title below the
signature line. Refer to redlines.
11. The statement of proposed use and compliance with zoning (Item #9 on the site plan project
information checklist section) is missing. Please add this on the cover sheet near the Site Data
www.ei.wheatridge.co.us
table. It was noted in the pre -application meeting that the building would initially be a core/shell
construction, but it is important to note the proposed future uses.
Sheet 2 (Site Plan)
12. Parking striping extends into the drive aisle which is not acceptable. Extend the curbs on both
sides of the new parking area to align with the northern limit of the parking stalls, which need to
be a minimum 18 feet in length. Provide a drive aisle dimension to the end of the spaces, not just
to the curb shown on the plan. Refer to redlines.
13. Add the splash block symbol to the legend.
14. Label the western setback dimension.
15. Remove the construction fence from the site plan—that is a temporary condition that should not
be reflected in the site plan set.
16. Label the existing sign.
17. Label existing access easements and widths adjacent to the site (these can be found on the plat).
18. The elevations appear to show doors on the south facade. If this is the case, show the landing
areas on the site plan. Are these proposed to connect by sidewalk to anywhere?
19. Change the label for the handicap ramp from "Handicap Sign" to "Handicap Ramp."
Sheet 3 (Landscape Plan)
20. Remove all existing landscaping from the plan. The areas of no change (footprints, parking, etc.)
should be shown in light grey and the new plants and building addition shown in black.
Landscaping should only be shown in the area of the addition, and only new landscaping should
be indicated on the plan. Make it clear in the schedule what quantities of plants are being added.
21. Add the required number of shrubs to the landscape data. Ensure the 38 shrubs figure indicated in
the landscape data table fulfill the requirements for the entire site.
22. The landscape material schedule needs to include quantities for trees.
23. Ensure the quantities match on the schedule and plan, and that the totals match the provided totals
in the landscape table. The quantity of shrubs in the landscape schedule is significantly less than
the quantity of shrubs provided in the landscape data table.
24. The proposed trees need to be shown in the graphic portion of the landscape plan and in the
schedule.
25. Rock mulch is proposed at 3/4" which is too small, per City Code. Replace with river rock
minimum of 1-2 inches in size and 3" deep over weed barrier.
26. All landscaping, including native grasses is required to be irrigated. Add the following note: "All
new landscaped areas shall be served by a functioning automatic irrigation system which
combines drip and subsurface irrigation with high efficiency sprinklers. All new irrigation
systems shall be designed to be zoned according to water needs of proposed plant materials.
There should be separate zones for turf grasses and shrub bed areas, for sun and shade and other
climatic conditions and according to the water demands of the plant material. All new irrigation
systems shall be equipped with automatic rain shut-off devices. Irrigation plans to be provided
with building permit application."
Sheet 4 (Elevations)
27. Provide a table summarizing the exterior building materials including information such as the
specs for masonry (size, manufacturer, texture, color name), paint color manufacturer/names, etc.
"To match existing" is not sufficient.

serve a purpose on the elevations.
Sheet 5 (Photometric)
29. The spec sheets are illegible when reduced. Provide these as 8.5 x 11 exhibits and increase other

31. Provide a note that the addition will use the same light fixtures as the existing building and that
the lighting levels are not expected to be different.
32. Include the total height or mounting height in the luminaire schedule.
33. Re -submit a photometric plan showing the addition and new lighting fixtures.

34. Remove this sheet. The colored elevations should be provided as a separate exhibit.
