the said party of the second part, its successors and assigns, that at the time of the ensealing and delivery of
these presents, wcll seized of the premises above conveyed, as of good, sure, perfect, absolute and
indefeasible estate of inheritance, in law, in fee simple, and haVe good right, full power and lawful authority to
grant, bargain, scll and convey the same in manner and form as aforesaid, and that the same are free and clear from
all forlner and other grants, bargains, sales, liens, taxes, assessments and encumbrances of whatever kind or nature

The West 20 feet and South 30 feet of a parcel of land more particularly described
as follows:
Beginning at the Southwest corner of the Northeast Quarter (NE1/4) of the North-
east Quarter (NE1/4) of Section 25, Township 3 South, Range 69 West of the 6th
Principal Meridian; thence North along the West line of said NE1/4 of the NE1/4
a distance of 248.1 feet to the South boundary line of the Rocky Mountain Ditch;
thence South 77033' East along the South boundary line of said ditch a distance
of 57.4 feet to a point of curve; thence on a curve to the left with a radius of
50 feet a distance of 42.75 feet to a point of tangent; thence North 53037' East
a distance of 94.3 feet; thence South 003' East a distance of 298.4 feet to the
South line of said NE1/4; thence South 89042' West along said South line of said
NE1/4 to the point of beginning, and on which a structure is identified as
