This Exhibit "A" is attached to that certain Warranty
Deed dated September 10, 1981 between Gorden H. Hoe~
and Eleanor M. HoeYeF and The City of Wheat Ridge.
A parcel of land being a portion of the East
Half of the Northwest Quarter of the Northeast
Quarter of Section 28, Township 3 South, Range 69
West of the Sixth Principal Meridian, City of
Wheat Ridge, County of Jefferson, State of Colorado,
more particularly described as follows:
All of Lot 12, Horace Heights Subdivision, the
plat of which is recorded at Book 14, Page 23,
of the Jefferson County records, being also all
that land described in the instrument recorded
at Book 1695, Page 533, of the Jefferson County
records. Said parcel contains an area of 13,068
square feet, or .30 acre, more or less;
also described as Lot 12, Horace Heights Subdivision,
also known as street and number 3695 Miller Court,
Wheat Ridge, Colorado, 80033,
and reserving and excepting therefrom, however,
the buildings, structures, fixtures, and all
other improvements (collectively, "Improvements")
located on the above-described property, and
reserving to the Parties of the First Part the
right to remove such Improvements at their sole
