WITNESSETH, That the said part Y of the first part, for and in consideration of the sum of

to the said party of the first part in hand paid by the said parties of the second part, the receipt .
whereof is hereby confessed and acknowledged, ha s remised, released, sold, conveyed and quit I
claimed, and by these presents do es remise, release, sell, convey and quit claim unto the said
parties of the second part, their heirs and assigns forever, not in tenancy in common but in joint
tenancy, all the right, title, interest and demand which the said part y of the first part
has in and to the following described lot or parcel of land situate, lying and I

A tract of land situated in the SW 1/4 of the NE 1/4 of Section 21, Township 3
South, Range 69 West of the 6th Principal Meridian, City of Wheat Ridge, County
of Jefferson, Colorado, described as follows:
Beginning at the Northeast corner of The Valley Water District property, Tract #2,
described in Book 1074, Page 58, recorded August 12, 1957, Jefferson County
Records, State of Colorado: Thence west along the north line of said property
36.32 feet to a point on a curve; thence southwesterly, south and sourtheasterly
107.54 feet along a curve concave to the northeast having a radius of 38.00 feet
and a delta of 162008' 29" to a point on the east line of said property, said
fXJint lies 65.7l feet south of the ncrtheast corner of said property; thence
ncrth 65.71 feet south of the northeast corner of said property; thence north
65.7l feet to the POINT OF BEGINNING.
Said tract contains 3000 square feet more or less.
