The City of Wheat Ridge is requesting proposals for the preparation of deals and negotiation of right-of-way for a street reconstruction project on West 44th Avenue bet'WeeI1 Parfet Street and Kipling Street. This project involves 43 parcels with the following basic services to be included: A. Prepare deeds conveying the property to the City. The City will provide legal descriptions and =rent deeds for each parcel. B. Locate the property owners, review the prorosed construction, and rEqUest their signature on the deal. The City will provide construction plans of the prorosed project. C. Prepare appraisal reports as necessary. We anticipate approxim3tely 10 parcels requiring appraisals. D. Provide tl'E signal deeds to the City with a file on each land owner. This file should include all negotiation notes with current addresses, phone numbers and any special considerations that might affect e1e construction clearly stated. Each prorosal must also include: 1. A list of references. 2. A man hour estimate for each task to be performed along with a schedule of cost rates. 3. What if, heaven forbid, all 43 parcels had to be condemned? Or, in the alternative, everyon~ welcomes us with open arms? Our current rate scheduled is attached as well as a list of clientel we have had the priviledge to serve in the past. Once notice to proceed is given, we estimate a two month acquisition period barring any unforseen cala~ities. Thank you for the opportunity to present this proposal.
