Wheat Ridge, 7500 W. 29th Avenue, Wheat Ridge, Colorado, 80033, by me and
on behalf of Sellards & Grigg, Inc., 143 Union Blvd., Lakewood, Colorado,
80228.
I further certify that the centerline of the 66 foot wide strip was field
located under my direct supervision and checking during 1984 from the use
of Plat Book A, Pages 14 and 15, Jefferson County Records. The parcel(s)
affected (if any portion) was determined from a records search performed at
Jefferson County Records. It is from the above recited instruments that
their impact (if any) with the 66 foot wide strip was reconciled from the
use of those instruments, together with the perimeter of said Sections 20
and 21. No land survey of the individual parcel(s) were performed or
intended to imply any direct or indirect representation to a monumented
Land Surveyor Plat as defined under subsections (1 through 5, 7,8 and 9)
of Section 38-51-100.3, C.R.S. 1973 (1979 Supp.). IMPORTANT NOTE: The

CITY OF WHEAT RIDGE
CONTRACT
THIS CONTRACT is between the City of Wheat Ridge, Colorado, a municipal
corporation in Jefferson County, State of Colorado, party of the first part
hereinafter in the Contract Documents referred to as the "City" and
Jim Overcamp & Associates, Inc.
trading as a corporation organized and existing under the laws of the State of
r.olorado , hereinafter in the Contract Documents called the
"Contractor"; party of the second part.
WITNESSETH, that the City of Wheat Ridge and the Contractor agree as follows:
Article 1. The Contractor agrees to furnish all the work, labor, materials
and perform all the work required to the complete and prompt execution of
everything described or shown in. or reasonably implied from the Contract
Documents, including the Specifications detailed in request for pro]'>Osals #RFP-001-86.
THIS PROJECT TITLE SHALL AGAIN BE NOTED AS Riqht of Way Acquisition for 44th
Avenue Reconstruction - Parfet to Kipling St. (Project SI-IOl.05-86-6)
Article 2. The Contractor agrees to do the work in a first class, substantial
and workmanlike manner to the satisfaction of the City in strict accordance
with the provisions of all the specifications as listed in the bid package.
Article 3. The Contractor agrees to accomplish the services according to the
schedule detailed in the bid specifications.for a period of one year from the
date of this contract.
Article 4. The Contractor acknowledges.that his failure to accompliSh the
work as scheduled in the bid package shall be considered a material breach
of the contract and entitle the City to consequential damages which may arise.
Article 5. The Contractor shall be paid for the performance of this Agreement,
for the quantities of, work performed for the indicated total not to
exceed $28,000 Account No. 31-303-354
The processing of payment will be expedited by the Treasurer's Office through proper
accounting procedures. Payments will be made to the Contractor on a monthly basis
upon the receipt of the invoices for services rendered.
Article 6. The Contract Documents, as enumerated in Article 1, of the General
Conditions of the Contract, are all essential parts of this Agreement and are
hereby incorporated herein, by reference, as if fully set forth herein.
Article 7. The City and the Contractor agree that this Contract may be
cancelled for cause by either party with a fifteen (IS) day prior written
notice.

REQI.mST FOR PROPOSALS
RFP-OOl-86 (Project SI-I01.05-86-6) 44th Avenue Reconstruction Project,
Parfet to Kipling Street.
The City of Wheat Ridge is requesting proposals for the preparation of deals and
negotiation of right-of-way for a street reconstruction project on West 44th
Avenue bet'WeeI1 Parfet Street and Kipling Street. This project involves 43
parcels with the following basic services to be included:
A. Prepare deeds conveying the property to the City. The City will provide
legal descriptions and =rent deeds for each parcel.
B. Locate the property owners, review the prorosed construction, and rEqUest
their signature on the deal. The City will provide construction plans
of the prorosed project.
C. Prepare appraisal reports as necessary. We anticipate approxim3tely 10
parcels requiring appraisals.
D. Provide tl'E signal deeds to the City with a file on each land owner. This
file should include all negotiation notes with current addresses, phone
numbers and any special considerations that might affect e1e construction
clearly stated.
Each prorosal must also include:
1. A list of references.
2. A man hour estimate for each task to be performed along with a schedule
of cost rates.
3. Schedule for the canpletion of this project.

Jim Overcamp & Associates is pleased to propose professional services for
the referenced project. We have performed similar services to the city in
the past and look forward to doing so again.
We understand the project would entail:
1) Preparation of deeds and easements for 43 parcels.
2) Preparation of approximately 10 appraisal ~eports.
3) Location of and negotiation with owners of interest for 43 parcels.'
4) At the conclusion of the project provide the city:a neat and
accurate file on each parcel containing:
a) Signed deeds and easements properly executed and notorized.
b) Current phone numbers and addresses of landowners, and
negotiation notes.
c) Statements to indicate any "Special Consideration" that may

The above is an estimate that can be utilized for budget purposes, however,
the nature of right-of-way acquisition work is such that a lot of surprises
can suddenly surface. What if, heaven forbid, all 43 parcels had to be
condemned? Or, in the alternative, everyon~ welcomes us with open arms?
Our current rate scheduled is attached as well as a list of clientel we
have had the priviledge to serve in the past.
Once notice to proceed is given, we estimate a two month acquisition period
barring any unforseen cala~ities.
Thank you for the opportunity to present this proposal. If additional
