THE PROPOSED DEVELOPMENT SUBMITTED HEREIN IS INTENDED TO
PROVIDE RETAIL FACILITIES FOR THE COMMUNITY AND THEREFORE
FOLLOWS THE PLANNED COMMERCIAL DEVELOPMENT FORMAT FOR CITY
REVIEW.THE EXISTING ZONING OF "R -C" HAS BEEN CHANGED TO

CHARACTER STATEMENT
THE PROJECT WILL CONSIST OF TWO SINGLE LEVEL RETAIL BUILDING.
SPECIAL ATTENTION HAS BEEN GIVEN TO THE LANDSCAPED BELTS ALONG
38TH AVENUE AND WADSWORTH BLVD. TO REDUCE THE VISUAL EFFECT
OF PARKED CARS AND TO ENHANCE THESE STREETSCAPES.
CONSIDERATION WAS GIVEN TO THE ADJACENT COMMERCIAL DEVELOPMENTS
AND SURROUNDING RESIDENTIAL NEIGHBORHOOD IN THE DESIGN CONCEPT
OF THIS CENTER. THE MATERIALS ARE TO BE PAINTED METAL ROOFING,
STUCCO COATED CONCRETE WALLS AND FACADES, AND CERAMIC TILE
ACCENTS.
UTILIZATION
THE WILMORE CENTER BUILDINGS ARE ANTICIPATED TO CONTAIN GENERAL
RETAIL SPACE, A GARDEN CENTER/GREENHOUSE, AND OTHER SIMILAR
BUSINESSES AND APERTIRENT FACILITIES. ALL USED ALLOWED IN THE
COMMERCIAL - ONE DISTRICT SHALL BE ALLOWED.

BE PROVIDED PER STREET FRONTAGE AT EACH
MAJOR SITE ENTRANCE (RE: SHEET 5), MAXIMUM
SIGN AREA = 500 S.F./FACE. THIS SHALL
INCLUDE SEPERATE SIGNS FOR TENANT LISTING.
WALL SIGNS: ONE SIGN ALLOWED FOR EACH USE FRONTAGE CONTAINED
WITHIN THE BUILDING. THE FRONTAGE SHALL BE

SIGNS TO BE ILLUMINATED AS ALLOWED BY CHAPTER 19A,
CITY OF WHEAT RIDGE CODE OF LAWS. THE SIGN SHALL
HAVE A MINIMUM HEIGHT OF 15 INCHES AND A MAXIMUM
HEIGHT OF 36 INCHES. THE SIG' SHALL BE NOT LONGER
THAN 66% OF THE USE FRONTAGE OF THE RESPECTIVE
TENANT.
LANDSCAPING
A CONSCIOUS EFFORT HAS BEEN MADE TO PRESERVE EXISTING SPECIMAN TREES.
THESE TREES HAVE BEEN SO NOTED ON THE LANDSCAPE PLAN.
LIGHTING
SITE LIGHTING WILL CONSIST OF PARKING LOT ILLUMINATION, PEDESTRIAN
WALK ILLUMINATION AT THE BUILDING, AND POSSIELE BUILDING ACCENT
LIGHTING.

ALL MAINTENANCE AGREEMENTS AND COVENENTS WILL BE ESTABLISHED BY THE
DEVELOPER.
STATEMENT OF UNIFIED CONTROL
THE PROJECT DEVELOPER SHALL PROVIDE UNIFIED CONTROL OF THE PROJECT BY
MAINTAINING SINGLE MANAGEMENT THROUGHOUT THE DEVELOPMENT PROCESS.
CROSS ACCESS INGRESS -EGRESS EASEMENT
A NEW ACCESS 30' WIDE EASEMENT SHALL BE GRANTED AS SHOWN AND
DESCRIBED ON THE WILMORE CENTER CONSOLIDATION PLAT. THE CONSTRUCTION
OF THE ACCESS ROADWAY AND/DR OTHER SIMILAR .STRUCTURE SHALL BE BY
PARTIES OTHER THAN THE OWNERS OR TENANTS OF THE WILMORE CENTER. A
FUTURE 30" WIDE ACCESS EASEMENT SHALL BE GRANTED AT THE WEST PROPERTY
LINE TO CONNECT TO THE EXISTING ON-SITE SERVICE R07�OWAY. FINAL
LOCATION AND AGREEMENT SHALL BE SUBJECT TO APPROVAL EY THE RESPECTIVE
PROPERTY OWNERS AND THE CITY OF WHEAT RIDGE.
THE OWNER, HIS SUCCESSORS OR ASSIGNS GRANTS LIMITED RIGHTS AND
