No. 85034240 recorded at the County of Jefferson, State of
Colorado on April 12, 1985; thence East 189 feet more or less;
thence North 450 East 40 feet more or less to a point on the
easterly boundary of said Lot 10; thence South 48 feet more or
less to the POINT OF BEGINNING.
The above described parcel contains 5245 square feet more or
less, of which 2670 square feet more or less, is presently, and
has for ten or more years been occupied by West 44th Avenue and
is therefore considered to be public roadway as clarified by this

Project S1-101.03jMR1546, Right-of-Way along 44th Ave-
nue from Youngfield Street to Tabor Street
The Colorado Department of Highways has finally given its
approval for the City to begin right-of-way acquisitions along
West 44th Avenue for our reconstruction project S1-101.03-85-7
from Youngfield Street to Tabor Street.
There are 15 parcels on this project that require additional
right-of-way or some type of easement from the property owners.
The Department of Highways has approved a monetary value for each
taking. This value has been determined from an independent
appraisal report completed by Jim Overcamp and Associates for the
City.
1 am currently meeting with the property owners and making offers
based on the Highway Departments approved values.
Enclosed is a Quit Claim Deed for 5,245 square feet of right-of-
way at 11081 West 44th Avenue from Emogene Gregory. The value of
this taking has been determined at $8,500. On behalf of the
Public Works Department, 1 ask that you approve this expenditure
and accept the right-of-way described in the deed.
Also enclosed is a Quit Claim Deed for 2625 square feet
of-way at 11875 West 44th Avenue from Kenneth Hurley.

send the revised Quit Claim Deed to me for Mrs. Gregory's
signature. However, it was necessary for Mrs. Gregory to re-
turn to her home in Longmont, Colorado, before I received the
Quit Claim Deed; therefore, I am sending the Quit Claim Deed to
Mrs. Gregory for her signature and notarization and have asked
her to mail the signed deed along with this letter to you.
Please make your check payable to Emogene Gregory in the amount
of $8500.00 and mail it to her address at 885 Faith Court, Long-
mont, CO, 80501. Said check is for the City of Wheatridge's
purchase of the land described on the Quit Claim Deed.
