EXHIBIT "A"
A tract of land in the Northeast one-quarter of the Southwest
one-quarter of Section 29, Township 3 South, Range 69 West of the 1
6th P.M., City of Wheat Ridge, Jefferson County, Colorado, 11
described as follows: Beginning at the Northwest corner of the ~
Northeast one-quarter of the Southwest one-quarter of said
Section 29; thence N.89031'33"E., on an assumed bearing along the
North line of the Northeast one-quarter of the Southwest one-
quarter of said Section 29 a distance of 221.50 feet to the
Northwest corner of that tract of land described in Book 1944 at
Page 215 and in Book 1938 at Page 28 of the Jefferson County
Records; thence S.0028'27"E. at right angles to the North line of
the Northeast one-quarter of the Southwest one-quarter of said
Section 29 a distance of 40.00 feet; thence S.89031.33"W. a
distance of 30.55 feet; thence N.0047'30"W. parallel to the West
line of the Northeast one-quarter of the Southwest one-quarter of
said Section 29, a distance of 10.00 feet; thence S.89031'33"W. a
distance of 105.50 feet to a point of curvature; thence along a
curve to the left, whose central angle is 90019'03", whose radius
is 44.00 feet; whose chord bears S.44022'02"W. a distance of
62.40 feet, for an arc distance of 69.36 feet to a point of
tangency, said point lying 41.00 feet Easterly of the West line
of the Northeast one-quarter of the Southwest one-quarter of said
Section 29; thence S.0047'30"E. a distance of 186.10 feet to a
point on the North line of that tract of land described in Book
617 at Page 253 of the Jefferson County Records; thence
S.89031'33"W. along said North line and it's Westerly extension a
distance of 41.00 feet to a point on the West line of the
Northeast one-quarter of the Southwest one-quarter of said
Section 29; thence N.Oo47'30"W. along said West line a distance
of 260.34 feet to the Northwest corner of the Northeast one-
quarter of the Southwest one-quarter of said Section 29.
The above described parcel contains 16,814 square feet, more or
less. The transference of this parcel is considered to be a
legal clarification of the limits of West 32nd Avenue and
Youngfield Street, which do presently, and have for ten or more
years utilized this parcel as roadway right-of-way.
