Subject: Visual Structural Foundation Evaluation for 3874 Parfet St. Wheat
Ridge, CO.
Dear Mr. Farland,
Per your request, I visited the home at the above referenced address
on September 19, 2020. The purposes of my visit were to observe the
foundation damage reported and provide repair recommendations as
required.
Please note: My investigation was based on observation of accessible,
visible items. Issues/concerns concealed by finishes, if any exist, were
not able to be observed, and were therefore not evaluated as part of
this investigation. Issues and repairs, if required, regarding other parts
of the home, were not part of the scope of this investigation, and are
specifically excluded from this report.
Observations
For purposes of this report, the front of the duplex house faced west.
This was the north unit of the two -unit duplex. The northeast corner of
the house and the crawlspace access portal were settled.

Recommendations
1) 1 recommend stabilizing the northeast corner of the house with two
(2) resistance piers and the crawlspace access portal with one (1)
helical pier per attached engineering drawings. The components
used in this repair shall be certified by the manufacturer for
corrosion resistance per the manufacturer's technical report.
2) If applicable, racked doors and windows should be reset, and
cosmetic repairs, can be made three (3) months after the structural
repairs are complete.
3) It is very important to maintain proper drainage away from the
house. I do not recommend irrigating within 5 -feet of the
foundation. Maintain a minimum 10 % slope away from the
structure, and direct surface water to an adequately sloped swale.
Grass, plants, trees, and shrubs with high watering requirements
should not be located within five feet of the foundation. All gutter
downspouts should have functioning downspout extensions, which
extend at least five feet away from the foundation and discharge in
a manner which allows effluent to flow safely away from the home
or discharge directly to an underground pipe system with an
appropriate daylight location. Perimeter drains, and sump pumps if
they exist, should function properly.
I observed the structural condition of the visible portions of the
foundation described above. Other unknown concerns may also exist.
The Lepetsos Group, Inc. makes no representations regarding the
suitability of other areas, including, but not limited to mechanical,
electrical, plumbing, previous foundation repairs, and other systems.
The homeowner should understand additional unforeseen and
unforeseeable issues related to soil heaving and or settlement, and
exposure to unwanted water may cause additional foundation
movement in the future. My evaluation and recommendations are
based on my education, experience and observations made on the
date of my visit. The Lepetsos Group, Inc. makes no representations
regarding the ability of the property to meet current or past building
code requirements. Please note it was not possible to observe every
structural detail. Contact this office if additional information becomes
available which could affect our observations and recommendations.
