between the City of Wheat-iIctge, a municipal corporation of the
State of Colorado, whose address is 7500 West 29th Avenue, P. O.
Box 638, Wheat Ridge, CO 80034, Grantor, and the COUNTY OF
JEFFERSON, STATE OF COLORADO, a body politic and corporate, duly
organized and existing under and by virtue of the laws of the
State of Colorado, Grantee, whose legal address is 1700 Arapahoe
Street, Golden, Colorado 80419.
WITNESSETH, That the Grantor, for and in consideration of
the sum of Seven Thousand Dollars and no/lOOths ($7,500,00), the
receipt and sufficiency of which is hereby acknowledged, has
granted, bargained, sold and conveyed, and by these presents does
grant, bargain, sell, convey and confirm, unto the Grantee, its
successors and assigns forever, 0,6527 acres, more or less, of
the real property, together with improvements, if any, situate,
lying and being in the County of Jefferson, State of Colorado,
described as follows:

Avenue from which a D.W.D brass cap at the intersection of the North
boundary of West 29th Avenue and the West boundary of Newland Street
bears N 89 degrees 47' 30" E. a distance of 134.69 feet; thence
continuing along said North boundary S 89 degrees 47' 30" W 118.32
feet to a D.W.D brass cap; Thence N 90 degrees 19' 48" E - 19.48 feet
to a D.W.D. brass cap; Thence N 49 degrees 58' 12" E - 127.53 feet' to

TOGETHER with all and singular the hereditaments and
appurtenances hereunto belonging or in anywise appertaining, and
the reversion and reversions, remainder and remainders, rents,
issues and profits hereof, and all the estate, right, title,
interest, claim and demand whatsoever of the Grantor, either in
law or equity, of, in and to the above-bargained premises, with
the hereditaments and appurtenances thereunto appertaining,

TO HAVE AND TO HOLD the said premises above-bargained and
described, with the appurtenances, unto the Grantee, its
successors and assigns forever, And the Grantor, for itself, its
successors and assigns, does covenant, grant, bargain and agree
to and with the Grantee, its successors and assigns, that at the
time of the ensealing and delivery of these present, it is well
seized of the premises above conveyed, has good, sure, perfect,
absolute and indefeasible estate of inheritance, in law, in fee
simple, and has good right, full power and lawful authority to
grant, bargain, sell and convey the same in manner and form as
aforesaid, and that the same is free and clear from all former
and other grants, bargains, sales, liens, taxes, assessments,
encumbrances and restrictions of whatever kind and nature soever,
except for and subject to:

The easements, rights of way of record and
items set forth in numbers 2, 3, 4, and 5 of
Exhibit "A" attached hereto, incorporated herein and
made a part hereof by this reference.
The Grantor shall and will WARRANT AND FOREVER DEFEND the
above-bargained premises in the quiet and peaceable possession of
the Grantee, its successors and assigns, against all and every
person or persons lawfully claiming the whole or any part
thereof.
The singular number shall include the plural, the plural and
singular, and the use of any gender shall be applicable to all
genders.
