THIS DEED is made between Doris J. Cheever, conservator of the
estate of Pauline J. Burdett, protected person, grantor, and City
of Wheat Ridge, a municipal corporation, grantee, whose legal
address ]S 7500 W. 29th Avenue, Wheat Ridge, County of Jefferson,
State of Colorado 80215-6797.
GRANTOR was appointed as conservator of the estate of the
protected person by the District Court in the County of Jefferson,
state of Colorado, Case No 95PR249, on March 27, 1995, and is now
qualified and actIng in such capacity,
NOW THEREFORE, pursuant to the powers conferred upon grantor
by the Colorado Probate Code, grantor does hereby sell, convey,
assign, transfer and set over unto the grantee, for and in
consideration of the sum of one hundred and eIghty-eight dollars
and twenty-six cents and other valuable consideration, the
following described real property, together with Improvements, if
any situate in the County of Jefferson, State of Colorado:
A tract of land lying In the SW 1/4 of Section 22,
Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferson,
State of Colorado, and being a portion of that parcel
of real property described in the official records of
said County and State in Book 1680 at page 166, and
described as:
BEGINNING AT A POINT ON THE WEST LINE OF SAID PARCEL
WHICH IS N 0 DEGREES 07'05" W A DISTANCE OF 30 FEET
FROM THE SOUTHWEST CORNER OF SAID PARCEL. THENCE, N
o DEGREES 07'5" W A DISTANCE OF 3.07 FEET. THENCE,
S 87 DEGREES 07'02" E A DISTANCE OF 54.56 FEET. THENCE,
S 89 DEGREES 39'20" W A DISTANCE OF 54.49 FEET TO THE
POINT OF BEGINNING.
NOTE: All bearings are relative to one another and are
based on bearing of the South line of the SW 1/4 of said
