This 1950 -era (according to Jefferson County Assessor's records) split-level house consisted of wood framed floor, roof and interior wall structure, supported by exterior 4" CMU with 4" brick veneer over concrete foundation walls with crawl space. Our assessment detailed within this letter are based on the following design criteria: City of Wheat Ridge 2020 building code amendments 2018 IRC / IBC Ground & roof snow load = 30 PSF Roof Snow Load 135mph (Vwt), Exposure C wind criteria See attached DEMO PLAN, WORK PLAN & details for additional requirements (Pages 2 — 7). LIMITATIONS: The observations and recommendations provided in this report are based on visual observations of accessible areas made at the time of my visit. No responsibility is taken for any conditions, which were not verifiable during a visual observations of this type. The scope of this investigation has been limited to only those visible areas identified in the report. This report is not intended to warrant against future or currently hidden structural problems, nor is this evaluation intended to determine building code compliance of the whole building, or the present of hazardous materials and/or mold. The opinions, recommendations and conclusions presented in this report or discussed during the limited investigations are based solely on the information obtained during the visual observations phase of this investigation and represent a professional opinion based on engineering experience in many similar structures. E3 was retained by the property representative to determine if the materials scheduled for renovation within the property contain asbestos. SURVEY METHODOLOGY An industrial hygienist from E3 conducted the sampling. Materials were grouped into homogeneous sampling areas based on the material type. Among the interior building materials, one (1) distinct homogeneous area within the property was identified and sampled. No other building materials were sampled Homogeneous Material Classifications • A preliminary walk through of the buildings was conducted to determine areas of materials which were visually similar in color, texture, general appearance, and which appeared to have been installed at the same time. Such materials have been termed "homogeneous materials" by the EPA. During this walk through, the approximate locations of these homogeneous materials were noted. • Following the EPA inspection protocol, each identified suspect homogeneous material was placed in one of the following EPA classifications: o Surfacing Materials — Sprayed or troweled on surfaces (walls, ceilings, structural members) for acoustical, decorative, or fireproofing purposes. This includes plaster and fireproofing insulation. o Miscellaneous Materials — Other non -friable products and materials such as floor tile and ceiling tile. o Thermal System Insulation — Insulation used to inhibit heat transfer or prevent condensation on pipes, boilers, tanks, ducts, and various other components of hot and cold -water systems and heating, ventilation, and air conditioning (VAC.) systems. This includes pipe lagging, pipe wrap, block, batt, blanket insulation, cements, muds, gaskets and ropes. (These materials were not sampled as part of the survey.) Friability Classifications Friable and non -friable ACM's are defined as follows: • Friable asbestos -containing material: any material containing more than 1% asbestos, determined using PLM analysis, that when dry, can be crumbled, pulverized, or reduced to powder by hand pressure. • Category I nonfriable asbestos -containing material: asbestos -containing resilient floor covering, mastic or asphalt roofing product containing more than 1% asbestos as determined using PLM. • Category II nonfriable asbestos -containing material: any material, excluding Category I non -friable ACM, containing more than 1% asbestos as determined using PLM that, when dry, cannot be crumbled, pulverized, or reduced to powder by hand pressure. • Regulated asbestos -containing material (RAC1V1): (1) friable ACM, (2) Category I nonfriable ACM That has become friable, (3) Category I nonfriable ACM that will be or has been subjected to sanding, grinding, cutting, or abrading, or (4) Category II nonfriable ACM that has a high probability of becoming or has become crumbled, pulverized, or reduced to powder by the forces expected to act on the materials in the course of demolition or renovation operations. Sampling and Laboratory Analysis Bulk samples were collected by using various sampling tools (cutting tools, knives and chisels) to cut away or scrape portions of suspect building materials into zip -sealed plastic bags or sampling tubes. The individual samples were labeled by material type and location. Samples were analyzed by Reservoirs Environmental Laboratory located in Denver, CO. The laboratory maintains accreditations through the American Industrial Hygiene Association (AIHA), and National Voluntary Laboratory Accreditation Program (NVLAP). The analysis performed was EPA Method 600/R-93/116. INSPECTION RESULTS E3 collected at least the minimum number of samples from each homogeneous area necessary to meet all regulatory requirements for the quantity of material to be disturbed. According to the laboratory analysis of the materials sampled, asbestos was not detected in the materials scheduled for renovation. CONCLUSIONS AND RECOMMENDATIONS According to the laboratory analysis of select interior building materials, asbestos was not detected in the materials scheduled for renovation. The Colorado Department of Public Health and the Environment requires any asbestos -containing material that is friable or will be made friable during demolition/renovation activities be removed prior to demolition or renovation. Any potential asbestos containing materials identified in the future or during demolition that were not sampled in this, or any other previous survey, should be tested for asbestos content or assumed to contain asbestos before being disturbed.
