CORRECTION DEED
THIS CORRECTION DEED made this ~day of ~~.~:F~, 2001,
between THE CITY OF WHEAT RIDGE, a municipal corporation of the state of Colorado,
whose address is 7500 W. 29th Avenue, Wheat Ridge, Colorado, 80215, (hereinafter "Grantor")
and JANICE JENSEN, whose address is 6295 West 35th Avenue, Wheat Ridge, Colorado, (
80333 (hereinafter the "Grantee") f./ L
WITNESSETH that by and pursuant to that Quit Claim Deed ("First Deed") recorded in
the office of the Jefferson County Clerk and Recorder on July 11, 2001, at Reception No
F1272818, Grantor did quitclaim certain real property to Grantee; and
WHEREAS the description of the property conveyed by the First Deed was erroneous
and Grantor and Grantee desire to correct the First Deed in order to more accurately reflect the
actual intentions of the parties, and
NOW THEREFORE, in consideration of the sum of One Dollar ($1.00), the receipt and
sufficiency of which is hereby acknowledged, Grantor does hereby QUITCLAIM unto the
Grantee, her heirs, successors and assigns, forever, all the right, title, interest, claim and
demand, if any, which the Grantor has in and to the following real property, together with any
improvements, if any, situate, lying, and being in the City of Wheat Ridge, County of Jefferson,
State of Colorado, more particularly described on Exhibit A, attached hereto and incorporated
herein by reference.
TO HAVE AND TO HOLD the same, together with all and singular the appurtenances
and privileges thereunto belonging or in anywise thereunto appertaining, and all the estate,
right, title, interest and claim whatsoever, of the Grantor, either in law or equity, to the proper
use, benefit and behoof the Grantee, her heirs and assigns forever.
THIS CORRECTION DEED is intended to correct the First Deed and upon
recordation, to completely supersede and replace the First Deed with the same force and effect
as if this Deed were executed and recorded in lieu of the First Deed.
IN WITNESS WHEREOF, the Grantor has executed this deed on the date set forth
