What is the height of the guardrail proposed along 42nd Avenue? It is limited to 4' tall. Fencing material (either cedar or 3 -rail to match the development, or vertical black iron/similar) is preferred over atypical metal guardrail. Will these yards be gated? 3. Add the guardrail/fence along 42nd Avenue to the explanation of amendment on this sheet. 4. Add some boulders or larger rocks in the gravel area north of the easternmost triplex building where there is no landscaping and the trickle channel runs through. City Code Section 26-507 requires these areas to be enhanced beyond rock mulch and concrete. All other areas are sufficiently landscaped. This concludes the summary of comments. Yarrow Gardens Site Plan Amendment No. 3 — Narrative Architecture: There are 6, 3 -unit townhomes being proposed within this amendment located in block 3 that have been revised and replace the transitional style architecture. The units feature a Do -More space on the lower level to allow for an inside -outside use of the entry-level and a better connection to the landscape and community within that strip of 3-plex's Each fagade is designed with differing lap siding sizes and colors along with adhered masonry for a street presence and designed trim pieces to make diverse use of lap siding. Metal awnings are incorporated to enhance windows, entrances, Do -More entrances and decks. Each fagade facing a public space is broken up by colors, use of trim, differing trim band sizes and materials to create a break in fagade. The street -side fagade features an enhanced roof incorporating a similar roof form from the other elevation style on the site. The larger end unit entrance is highlighted in full adhered masonryto the underside of the roof with a metal awning atop the door and another awning that wraps the cornerto the street overthe Do -More overhead door. The smaller interior and end unit are set back in the front from the larger unit creating a break in the plane. Both doors are trimmed out along with the Do -More overhead doorto define an entrance with a metal awning above. Each building entrance will be enhanced with its own building lighting Landscape Plan: The Block 3 landscaping was adjusted in response to a change in the architectural footprint of the six 3-plex units facing the three central courtyards.
