A tract or parcel of land No. lSO-Rev. of the Department of Highways, State
of Colorado, Project No. I 70-3(8)268, Section 2 contalning 1.912 acres,
more or less, in Lots 6 & 7 Lee's Subdivision in the NEt of Section 20, Town-
ship 3 South, Range 69 West, of the Sixth Principal Meridian, in Jefferson
County, Colorado, said tract or parcel being more particularly described as
follows:
Beginning at a point on the south property line from which point the north-
east corner of Section 20, T. 3 S., R. 69 W., bears N. 52. 26' E., a dist-
ance of 1,547.9 feet;
1. Thence N. 64. 20' 30" E., a distance of 545.2 feet;
2. Thence S. 00. 23' 30" E., a distance of 198.7 feet;
3. Thence S. OS. 55' 15" E., a distance of 33.0 feet, to the
said south property line;
4. Thence along the said south property line, N. 89. 27' E., a
distance of 53.4 feet to the east line of Lot 7, Lee's Sub-
division;
5. Thence along the east line of Lots 7 & 6, N. 00. 16' W., a
distance of 369.7 feet to the south R.O.W. of the abandoned
D. & I.M.R. purchased under Project No. SP 11-58-504;
6. Thence along the said south R.O.W. ef the D. & I.M.R.R.,
S. 64. 20' 30" W., a distance of 708.4 feet to toe west line
of said Lot 7:
7. Thence along the west line of Lot 7, S. 00. 16' E., a distance
of 69..1 feet to the said south property line;
8. Thence along the south property line, N. 89.27' E., a distance
of 8S.6 feet, more or less, to the point of beginning.
The above described parcel contains 1.912 acres, more or less.
Reserving unto the grantor, all coal, oil, sas and other hydrocarbons and all clay
and other valuable minerals in and under said premises; provided, however, and the
grantor hereby covenants and agrees that the grantee shall forever have the right
to take and use, without payment of further compensation to the grantor, any and all
sand, gravel, earth, rock and ~ther road building materials found in or upon said

The grantor further covenants and agrees that no exploration for, or development
of any of the products hereby reaerved. will ever he conducted 011 or from the sur-
face of the premises hereinabove described and that in the event any of such opera-
tions may hereafter be carried on beneath the surface of said premises. the
grantor shaU perform no act which ..y impair the sub-surface or lateral support of
