PLANTING NOTES
LANDSCAPE REQUIREMENT CHART
1.IRRIGATION: A below ground fully automated irrigation system will be installed in all landscaped
areas utilizing water-conserving systems such as trickle (drip) irrigation to water all shrubs and tree
plantings. Rain Sensors will be used to automatically shut down the irrigation system during
periods of high moisture. To maximize water use efficiency, the irrigation system will be designed
with a high application efficiency and with zones that correspond to the differing water requirements
of planting areas. Backflow control devices shall be located or screened so that they are not visible
from public streets or parking lots. Spray over walkways and roadways will be minimized for
pedestrian comfort, safety and water conservation. Refer to irrigation plans for additional
information.
2.ORGANIC SOIL AMENDMENT: Four (4) cubic yards of organic soil amendment will be tilled to a
depth of six (6) inches for each 1,000 square feet of soil preparation in all landscape areas,
including all, native seed, tree, shrub, perennial, and ornamental grass planting beds in their
entirety, as well as all tree lawns and Right-of-Ways adjacent to the property.
·A-1 Organics (Eaton, CO, 970-454-3492) Biocomp Class 1 Compost or approved equal.
3.ROCK MULCH: 1-1/2" Mountain Granite multi-colored river rock over weed barrier fabric. 3" depth.
Match color to neighboring Wheat Ridge Town Center Apartments.
4.COBBLE MULCH: 3-4" Mountain Granite multi-colored river cobble over weed barrier fabric. 3"
depth.
5.WOOD MULCH: “Cascade Cedar Mulch” - a distinctive looking wood mulch medium brown in
appearance with a fine textured “hair-like” look. The wood fibers will be approximately 1 ½”
– 3 ½” in length and be uniform in appearance. 4" depth.
6.TREE RING MULCH: Rock mulch may be used where the perennials and shrubs are planted but a
swath of wood mulch should be used beneath the trees that would extend 6 inches beyond the
dripline of the trees being planted. Depending on the size/species of the trees, this width could vary
but an average uniform width of 6' shall be applied.
7.WEED BARRIER FABRIC: Non-woven polypropylene filter fabric.
·Mirafi Mscape landscape fabric or approved equal.
8.STEEL BED EDGING: 3/16"x6" hot-dipped galvanized rolled top metal edging with an integrated
hot-dipped galvanized tapered metal staking system (4 stakes per section). color: black
·Recommended product: Pro-Steel - PS3-13 (3/16") - or approved equal.
9.TREE AND SHRUB OFFSETS AND SPACING:
·Deciduous trees will be planted a minimum six (6) feet from sidewalks and planting bed edges;
evergreen trees will be planted a minimum eight (8) feet. Trees within public right of way shall be
planted within a minimum six (6) foot wide planting area per the City of Wheat Ridge
Streetscape Design Manual.
·Deciduous trees will be located a minimum six (6) feet from edge of buildings; evergreen trees a
minimum of ten (10) feet.
·Shrubs will be planted a minimum four (4) feet from sidewalks, planting bed edges, edge of
buildings or one-half their mature width, whichever is greater.
·Spacing for plant placement will be measured from the centerline of the plant.
10.MAINTENANCE RESPONSIBILITY:
·The Owner of the Property, their successors, heirs and assigns shall be responsible for the
proper maintenance of the area subject to an approved site plan. That area shall be deemed to
include an area as measured from the back of the curb line to, and including, all areas subject to
the approved site plan and drainage report.
·Landscaping shall be continuously maintained including necessary watering, weeding, pruning,
pest control, and replacement of dead or diseased plant material. Replacement for dead or
diseased plant material shall be of the same type of plant material as set forth in the approved
site plan; for example, a tree must replace a tree, a shrub must replace a shrub, a ground cover
must replace a ground cover, etc. Replacement shall occur in the next planting season, but in
any event, such replacement time shall not exceed one (1) year. Any replacement, which
conforms to the requirements of this section, shall not be considered an amendment to the site
plan.
·Any off site landscaping disturbed by the development of this site will be replaced to its original
condition prior to issuance of a Certificate of Occupancy.
