CALL THE MEETING TO ORDER: The meeting was called to order
by Chairman JUNKER at 7:32 P.M. on July 27, 1995, in the
Council Chambers of the Municipal Building, 7500 West 29th
Avenue, Wheat Ridge, Colorado.

The following is the official set of Board of Adjustment minutes
for the Public Hearing of July 27, 1995. A set of these minutes
is retained both in the office of the City Clerk and in the
Department of Planning and Development of the City of Wheat
Ridge.

Motion was made by Board Member HOWARD, seconded by BoarA
Member ROSSILLON, that the agenda be approved as printed.
Motion carried 6-0.
3. PUBLIC FORUM (This is the time for anyone to speak on any
subject not appearing • the agenda.)

Board Member ROSSILLON asked of staff what is the
development north, and Mr. McCartney replied it is a duplex
also.
Mr. Hildebrand said they have an easement across the lot t
the north which will tie into that and then into the sewe
• 38th Avenue; the sewer company preferred us to do that
way rather than dig up the street and put in a new line. I
Chairman JUNKER asked what is the setback to the north, and
Mr. McCartney stated he does not know exactly, but he knows
they all meet requirements of at least 5 feet.
• further questions were asked.
Motion was made by Board Member ROSSILLON, that Case NO. WA-
95-22, an application • Saturn Services Corporation be
APPROVED for the following reasons:
1. The development standards for Section 26-14 must be
complied with and the site plan and building permit be
submitted.
Motion was seconded • Board Member ECAELMEYER. Motion
carried 6-0. Resolution attached.
B. Cage Ng. WA-25-23: An application by Quantum CM, Inc. for
approval • a 20 foot variance to the 50 foot front yard
setback for property zoned Industrial. Said property is
located at 7881 W. 48th Avenue.
Sean McCartney presented the staff report. All pertinent
documents were entered into record, which Chairman JUNKER
accepted.
Board Member ECHELMEYER asked what the distance is from the
furthest extreme • the building to the south to the street,
and Mr. McCartney replied 30 feet.
Roard Member HOWARD wanted to know what is the general shap
of the property, and Mr. McCartney replied the property at
7881 is triangle in shape and is one lot.
Board Member HOWARD said the land use should be changed fro
vacant to not vacant as it is being used, and asked if the
owner is present tonight, and Mr. Skeeters of Quantum CM
said they are representing the owner. I
Board Member HOWARD said in the past the Board has been ve
concerned as to whether the owner has advised us that the
application is authorized, Noting,the owner was not
present, Board Member HOWARD suggested to continue the
hearing on this case. I
Board Member ECHELMEYER said he would just as soon hear what
the owner's representative has to say and then if that isn't
sufficient then we could wait for the owner.

Board Member ROSSILLON asked since there are two streets,
the applicant can have two signs, and Ms. Reckert answered
yes, he could build another sign twice the size ♦ this one.

board Member HOWARD asked if his tenants were advertising
that they are in the Chase Plaza • at a specific address,
anM the applicant replied Chase Plaza.
Board Member HOWARD asked if there had been any thought to a
free-standing sign at this end of the property, and Mr.
Wieringa replied no because he would not want to see that
because he is not big on signs himself.
Board Member HOVLAND said he did use to live in that area
and does not remember seeing any sign going up and he feels
it does have a beneficial effect on identifying the center.
Most of the individuals signs on the buildings get lost. He
also feels it is more attractive that a free-standing sign.
Board Member WALKER asked if he had the address listed
the sign on 38th Avenue, and Mr. wieringa replied yes.

3. The variance would not effect the area or be
detrimental to the public welfare, increase the fir4
danger or increase traffic congestion.
motion was seconded by Board Member HOWARD. Motion carrie
6-0. Resolution attached. I
7. NEW BUSINESS
A. Discussion followed regarding Case No. WA-95-23
B. Discussion followed on variance going to City Council.
C. Approval of Minutes:
Motion was made by Board Member HOVLAND, seconded by
Board Member WALKER, that the minutes of April 27, 1995,
be approved as printed. Motion carried 6-0.
Motion was made by Board Member HOWARD, seconded by
Board ROSSILLON, that the minutes of June 22, 1995, be
approved as printed. Motion carried 6-0.
Motion was made by Board Member ROSSILLON, seconded by Boar
Member HOWARD, that the meeting be adjourned. Meeting
adjourned at 9:02
