APPROXINMTE AREA: 1.1 acres with the above request, and said list of factors is attached hereto and incorporated herein by reference, and made a part hereof, and WIM 4 4 - 37"1 111- KVL testimony provided additional facts. NOW, THEREFORE, based upon the facts presented and conclusions reached, it was moved by Commissioner Snow, seconded by Commissioner Rasplicka, that Case No. Ms-97- 3, a request for approval of a two-lot minor subdivision with a setback variance I located at 4313 Jellison Street be Approved for the following reasons: The plat is consistant with the minimum requirements established in the Residential-One A zone districts, 2. All requirements of the Subdivision Regulations have been met. 3. Staff recommends. With the following conditions; 1. Applicant present a letter from the ditch company at the time of City Council meeting. 2. Applicant gives 17' for the Jellison Street right -of -way as opposed to 25 as recommended by staff.
