O Will this need a lot sale restriction and covenant? 0 Will this need a development covenant instead? =atINdge -- PUBLIC WORKS Memorandum TO:Lauren Mikulak, Senior Planner FROM:Dave Brossman, Development Review Engineer DATE:March 18,2019 SUBJECT:Plat Title Naming Convention Staff has inquired recently about the proper terminology to be used in the titling o f subdivision and other types ofplats, and their subsequent filings and replats. So it may be appropriate for us to develop a standard guideline for the use o f certain terms. From purely a land surveying perspective, the following is the industry nomenclature and naming convention for plats: 1. "Second Filing" or "3rd Filing" should be used for subdivision of land that is adjacent to the original subdivision, and not be used for subdivisions within the boundaries of the original subdivision. If only a portion of a previously platted area is to be replatted is should be given a new, unique title. I f desired, the title could include a portion o f the original area title for tracking purposes. 2. "Replat" or "Resubdivision" should be used only when new lots are being created within the boundaries of the original subdivision by platting over the existing lots. 3. "Amended" should be used only for corrections to the original subdivision that are necessary, such as typographical or mathematical errors, improper or missing signatures, legal description corrections, etc. 4. "Lot Line Adjustment" or "Consolidation" should be used forjust that purpose. The first two items discussed here are purely at the discretion of the subdivider as they are not obligated in these instances to use the name of the original plat. The real issue here is that the plat have a unique title so that it can be distinguished from any other plat and from the original. I mysel f always refer to the Jefferson County website (Subdivision Search webpage) and type in the proposed title and see if a plat with that particular name already exists. Items three and four should always begin with the title of the original plat. This helps in the tracking of changes and corrections to existing lots within the subdivision. 5 OWNERS' CERTIFICATE WE.
