Findings: • All comments from referral agencies have been addressed. • Public Works has completed review of the plat and has found it approvable. • The plat complies with the subdivision design criteria established in Section 26-410 of the Wheat Ridge Municipal Code. • Property owners have been notified o f the zoning map error and staff will inform you when all certified letters have been received and the 30-day comment period has ended so that a memo can be prepared for Council. • The plat will clean up previous platting and legal description errors found at this location. Recommendations: Staff recommends approval ofthe administrative subdivision at 4586-4588 Parfet Street (Case No.: MS-18-08), with the following conditions: 1. Public Works recommends applicant review the layout of the sheet. The graphical plan is intertwined with the notarial certificate. (Depending on how this document will be signed, additional notarial certificates may be required). There are a number of areas of linework or text that is 'masked' or truncated by viewport boundaries or overlap. Sheet 1: 1. In the Owner's Certificate: a. Change the first word from ' I' to "WE". b. Don't 'orphan' the bearing direction from the bearing value in the second paragraph. c. Combine the two courses (no. 3 and 4) into one as red-lined and show the total length in the new course. Do the same for courses no. 6 and 7. d. Correct the spacing between 'quarter' and 'of as red-lined. e.
