Please be aware PSCo owns and operates existing electric distribution facilities within the proposed project area, and that per the National Electric Safety Code, a minimum 10-foot radial clearance must be maintained at all times from all overhead electric facilities including, but not limited to, construction activities and permanent structures. The existing site was recently re-zoned to MU-N: Mixed Use Neighborhood, with a Daycare Facility as a permitted use. The existing site encompasses approximately 9,424 Square Feet (0.216 Acre) located on the west side of 44th Avenue & Kendall Street intersection. The existing site access shall be directly from 44th Ave and shall remain. The site is surrounded by Hopper Hollow Park to the north and single-family residential (R-2) uses to the east and south. The west abutting property is currently zoned a Restricted Commercial (R-C). The original use ofthe building was single-family residential, and has recently been utilized as Commercial - Office. The development shall include a remodel of the existing 1,570 square foot, single story building with the entrance facing to the north. An existing 3,168 square foot backyard and side yard area shall be converted to a playground and shall be enclosed within a 6'-0" high solid wood fence. The proposed small daycare shall accommodate up to 24 children ranging from ages 11 months to 5 years with an anticipated staff of 5. The facility shall operate between the hours of 7:00am to 6:00pm, Monday through Friday. The proposed plan shall include (5) five onsite parking spaces, including a designated accessible parking area. ELLA, LLC shall go into agreement with the adjacent property owner to the west to provide (2) two shared parking spaces that can be utilized by the daycare customers as needed. The Owner is planning to establish drop off and pick up times with her clients as this is will be needed from an operational standpoint to check in and check out the children accordingly. The proposed new parking area shall remove approximately 1,464 square feet of sod / landscape area (pervious) area and shall be replaced with asphalt or concrete.
