The meeting was called to order by Chair BRINKMAN at 7:02 p.m. in the City Council
Chambers of the Municipal Building, 7500 West 29"' Avenue, Wheat Ridge, Colorado.

It was moved by Commissioner OHM and seconded by Commissioner DORSEY to
apprM ve the order of the agenda. Motion carried 5-0.
APPROVAL OF MINUTES — August 21, 2014
It was moved by Commissioner OHM and seconded by Commissioner DORSEY to
approve the minutes of August 21, 2014, as written. Motion carried 4-0-1 with
Commissioner KIMSEY abstaining.
PUBLIC FORUM (This is the time for any person to speak on any subject not appearing
on the agenda.)

7. PUBLIC HEARING
A. Case No. WZ-14-07: An application filed by Rocky Germano for approval of a zone
change from Neighborhood Commercial (NC) to Mixed Use-Neighborhood (MU-N) for
property located at 4360 Gray Street.

Mr. Germano provided photographs of recent landscaping improvements and removal of
the parking lot to make the property more marketable. He stated the commercial
designation limits the number of buyers.
Commissioner DORSEY stated the property could sell as a home with the landscaping
improvements. This could be a home with a small business,
Mr. Gen stated there is a home office trend for real estate, accounting and insurance
companies.
Commissioner TIMMS stated he was presently surprised to see the new landscaping and
it will help market the property,
Chair BRINKMAN opened the public hearing.
There was no one in the audience to speak.

It was moved by Commissioner TIMMS and seconded by Commissioner OHM to
recommend approval of Case No. WZ-14-07, a request for approval of a zone
change from Neighborhood Commercial to Mixed Use-Neighborhood, for property
located at 4360 Gray Street, for the following reasons:
L The proposed zone change will not adversely impact the public health, safety or
welfare.
2. The proposed zone change is consistent with the goals and objectives of the City's
Comprehensive Plan.
3. The proposed zone change is compatible with the surrounding area.
Motion carried 5-0.

Ms. Mikulak stated the case will be heard by City Council on October 13, 2014.
Mr, Germano stated a fence was added to the north side to separate the property from the
adjacent commercial property.
OTHER ITEMS
A. Ms. Mikulak stated two new Planners will start within the next couple weeks.
9. ADJOURNMENT
It was moved by Commissioner TIM MS and seconded by Commissioner HORSEY
to adjourn the meeting at 7:31 p.m. Motion carried 5-0.
