@ WITNESSETH, that the Party of the First Part, for himself, his heirs and
AT assigns, grants and conveys unto the Party of the Second Part its heirs and assigns,

located in the City of Wheat Ridge, County of Jefferson, State of Colorado and
being more particularly described as follows:
Beginninq at the center Section 29, Township 3 South, Ranqe 69 West; thence
North 890 31' 12" East along the East-West centerline Section 29, Township 3 South,
Range 69 West a distance of 166.45 feet; thence South 00041' 08" East a distance
of 30.000 feet to a point on the Southerly Ri qht-of-\-Jay 1 ine of I.Jest 32nd Avenue;
thence North 890 31' 12" East along the Southerly Ri qht-of-vJay 1 ine of
West 32nd Avenue a distance of 134.000 feet to the Northwesterly corner of
Lot 2, said corner being the true point of beginninq: Thence North 890 31 I 12" East
along the Southerly Right-of-Way line of West 32nd Avenue a distance of 34.889 feet;
thence South 440 23' 3D" \-Jest a distance of 20.737 feet; thence South 190 00' West
a distance of 126.24 feet; thence South 890 31 I West a distance of 11.24 feet to
the Northerly line of the Denver Municipal Water Works Riqht-of-Way; thence
North 480 05' 24" West along said Northerly line of the Denver ~lunicipal I-later Works
Right-of-Way a distance of 35.58 feet to its intersection with the Westerly

thence North 190 DO' East a distance of 116.38 feet to the true point of beginning.
Said easement is given for the sole purpose of ingress and egress
and construction purposes, and it is agreed and understood that it is
not to be construed as an easement given to the exclusion of the Party of
the First Part, his heirs and assigns, or to others later granted a similar right.
The Party of the Second Part agrees to repair all damages occasioned
by the construction activities.
