Blevins (hereinafter referred of to as "Grantor") to the City of Wheat Ridge, a municipal corporation, (hereinafter referred to as the "City"), WIT N E SSE T II --------- In and for mutual consideration, GrAntor does hereby grant, bargain, and convey to the City of Wheat Ridge a perpetual easement to the pt-operty described in Exhibit ,1, attached hereto and incor- porated herein, for the purpose of authorizing the City to con- struct and maintain thereon any open space paths or trails for bicycle and/or pedestrian use deemed necessary by the City, The easement granted hereby includes, without limitation, a grant of authority to the City to come upon the property conveyed hereby for the purpose of surveying and inspecting same, constructing such paths, trails and o\.:\~r open space improvements deemed necessary, to come upon the property for the purpose of inspecting and maintaining such improvements, and for the purpose of allowing the general public to come upon the property thus conveyed to utilize the same as pedestrian or bicycle trails and paths con- sistent with the laws of the State of Colorado and the ordinances of the City. Grantor acknowledges that she shall construct no improvements or buildings of any kind whatsoever, including fencing, on the property conveyed hereby without the prior written consent of the City.
