That Jefferson County School District No, R-I, a quasi-municipal corporation,
herein called "Grantor," for and in consideration of the sum of $ 10,00 and other
good and valuable consideration the receipt and sufficiency of which is acknowl-
edged, hereby grants, bargains, sells and conveys unto the City o~ Wheat Ridge,
Colorado, 7JOO West 29th Avenue, Wheat Ridge, Colorado 800j~
herein called "Grantee," a nonexclusive (perl1lanenf}--CThll~/(llt>>~}r )
easement for (the installation, construction, repair, operation, inspection main-
tenance, removal and reconstruction of) a buried storm drain conduit, Project 01-
101,03-83-6 -----------
and appurtenances thereto, together with all rights and privileges as are necessary
or incidental to the reasonable and proper use of such easement, in and to, upon,
over, under and across the following described property which the Grantor owns or
in which the Grantor has any interest, situate in Jefferson County, Colorado to wit:
A ten (10) foot WIde easement across Jefferson County School property (Wheat
Ridge Jr. High ~chool); five (5) root on each SIde of the follOWIng described
centerline, Commencing at the southeast corner of said property said corner
being on the south line of Section 23, T3S, R69W of the 6th PM, from whence
the southeast corner of said Section 23 bears easterly 1188.73 feet (as shown
by Eugene Padon, LS #2065, on his drawing dated April 25, 1963); thence on an
angle to the left of 890 541 30" from the aforementioned south line a distance
of 590.92 feet (as shown by Eugene Padon, LS #2065, on his drawing dated April
25, 1963) to a Jefferson County School brass cap; thence deflecting on an angle
to the right of 1800 00' 00" a distance of 36,22 feet to the TRUE POINT OF BEGIN-
I NG, thence defl ect i ng on an ang I e to the ri ght of 890 18' 00" a distance of
321,3 feet, more or less, to a point on the east line of that parcel of land as
described in Book 2648, at Page 280, from Jefferson County SChool District No,
R-I to Wheat Ridge Fire Protection District, Jefferson County Records, said
point being the point of terminus. Said easement contains 0,074 acres, more or
