KNOW ALL MEN BY THESE PRESENTS, that Robert o. O'Daniel of
Jefferson County, State of Colorado, hereinafter called the
"grantor" for and in consideration of the sum of Ten and NO/IOO
(SIO.OOl Dollars and other valuable consideration to him in hand
paid by the City of Wheat Ridge, hereinafter called "City", do
hereby give and grant to said City PERMANENT RIGHT-OF-WAY AND
EASEMENT on, along, over and across the following described
premises to-wit:

A parcel of land located in the Northeast 1/4 of the
Southeast 1/4 of Section 23, T3S, R69W of the 6th P.M., City
of Wheat Ridge, County of Jefferson, Colorado, described as
follows:
Beginning at the northeast corner of the property described
in Book 1460 at Page 253, Jefferson County Records; thence
westerly along the north line of said property, a distance
of 200.0 feet; thence southerly along the west line of said
property, a distance of 4.0 feet; thence easterly and
parallel to said north line, a distance of 179.0 feet;
thence on a deflection to the right of 45 degrees, a
distance of 29.7 feet to a point on the east line of said
property; thence northerly along said east line, a distance
of 25.0 feet to the POINT OF BEGINNING, EXCEPT that portion
deeded to Jefferson County in Book 2058 at Page 781,
Jefferson County Records.

Construction and maintenance of sidewalk improvements and
aerial utility lines.
And the Grantor(s) hereby covenant(s) with the Grantee(s) that
they have good title to the aforedescribed premises; that they
have good and lawful right to grant this easement.
