KNOW ALL MEN BY THESE PRESENTS, that Laff Family Partnership, a
Colorado Limited Partnership, of the City and County of Denver,
State of Colorado, hereinafter called the "Grantor" for and in
consideration of the sum of Ten and 00/100 Dollars ($10.00) and
other valuable consideration to it in hand paid by the City of
Wheat Ridge, hereinafter called "City," does hereby gl ve and
grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT on, along,
over and across the tollowing Jescriued premise~ to-wit:

The west 10 feet of the east 90 feet of the north Ie
feet of Lot 1, LIONEL SUBDIVISION, City of Wheat Ridge,
County of Jefferson, State of Colorado.
For the purposes of:
Installation and maintenance of a lot drain; provided,
however, City covenants and agrees to perform all such
installation and maintenance at its sole cost and
expense, holding Grantor harmless therefor, and In
connection with such installation, City shall patch all
asphalt and otherwise return the surface of the property
to a good, safe condition.
And the Grantor hereby covenants with the City that it has good

lawful right to grant this easement, subject, however, to that
