PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that Joseph C. Easler, Sr.,
Margaret M. Easler and Raymond Michael Easler, 10241 West 38th
Avenue, Jefferson County, State of Colorado, hereinafter called
the "grantors" for and in consideration of the sum of Ten and
00/100 Dollars (~10.00) and other valuable consideration to them
in hand paid by the City of Wheat Ridge, hereinafter called
"City", do hereby give and grant to said City PERMANENT RIGHT-OF-
WAY AND EASEMENT on, along, over and across the following des-
cribed premises to-wit:
A parcel of land in the SE 1/4 of Section 21, T3S, Rb9W, more
particularly descr1bed as:

Beginning at the NW corner of a tract of land known as lU241
West 38th Avenue, described at Reception No. 83067987, in the
records of Jefferson County, State of Colorado; thence South
coincident with the West property line of said property a
distance of 687 feet to the TRUE POINT OF BEGINNING; thence
easterly parallel with the South property line of said
property a distance of 30 feet; thence southerly parallel
w1th the West property line of said property a distance of 20
feet; thence westerly parallel with the South property line
of said property a distance of 30 feet; thence northerly
coincident with the West property line of said property a
distance of 20 feet to the TRUE POINT OF BEGINNING.

For the purpose of constructing and maintaining a drainage system
for the area.
Subject to the following terms and conditlons:
All fences, lawns and other improvements within the easement
area will be restored to original or better condition.
And the Grantors hereby covenant with the Grantee that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
