KNOW ALL MEN BY THESE PRESENTS;
That IDA M. LEWIS, whose address is 11705 West 32nd Avenue, Wheat Ridge,
Colorado 80033, (hereinafter "Grantor"), for and in consideration of the sum
of Two Thousand One Hundred and No/IOO Dollars ($2,100.00), and other good and
valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, does hereby grant, sell and convey to the CITY OF WHEAT RIDGE, a
municipal corporation of the State of Colorado, with offices at 7500 West 29th
Avenue, Wheat Ridge, Colorado 80033 (hereinaf ter "City"), its successors and
assigns, a permanent easement for municipal purposes and for the purpose of
constructing, installing, operating, maintaining and replacing municipal
improvements, in the nature of PEDESTRIAN, UTILITY AND SIGNAGE FACILITIES AND
RELATED APPURTENANCES, over, under, across and through that property situate
in the County of Jefferson, State of Colorado, more particularly described as
follows:

Beginning at the southeast corner of the said NEY.; thence westerly
198 feet along the south line of the said NEY.; thence northerly 14
feet at right angles to the TRUE POINT OF BEGINNING.
Thence continuing westerly along a line parallel with the said south
line 160 feet;
Thence northerly 8 feet at right angles;
Thence easterly 160 feet at right angles;
Thence southerly 8 feet at right angles to the TRUE POINT OF
BEGINNING.
Said parcel contains 1,280 square feet or 0.030 acres, more or less.
Together with the right to enter
the adjoining premises of Grantor

municipal improvements for which this

In further consideration hereof, Grantor covenants and agrees that no
building, structure or other above or below ground obstruction that will

that in the event the terms of this paragraph are violated by Grantor, or any
person in privy with her, such violation will be corrected and eliminated
immediately upon receipt of notice from the City, or that City shall have the
right to correct and eliminate such violation, and the Grantor, her heirs,
administrators, successors, and assigns shall promptly pay the actual costs
thereof.

In further consideration of the granting of this easement, it is hereby/
agreed that all work performed by the City in connection with this easement
shall be done with care, and the surface of any adjoining property damaged
during construction shall be restored reasonably similar to its original
condition following completion of the municipal improvements, Grantor hereby
releasing the City from any and all claims for damages arising from or
incident to the construction and maintenance of the municipal improvements. ~
