Re: Permanent Easement and Right of Entry, West 38th Avenue
Improvement Project, S-38.01-91, 6700 West 38th Avenue
Mr. and Ms. Markle:
I am sending this letter and plan sheet in accordance with your
discussion with Chuck Braden, our right of way agent.
1. We will move the driveway in front of Mr. Nealon's
~0\ property to the east approximately 10 to 15 feet to allow for
~\r ~ . parking on the west side of your parking lot.
~l'" I. }2. "Ie will design the parking lot layout, including the
'~v ' ,)-,I.!.-~ealon' s parking lot to provid~ for one way parking from west
,d. to east across the two propert1es.
~f' \i
~,,'\l' 3. We will seal the parking lot with a coal tar seal to
'1r,,\If~ obliterate existing pavement markings.
~ ~
4. We will restripe the parking lot to reflect the one way
nature of the lot.
5. We will

ramp.
make ingress and egress drive cuts as small as
Normally, this will be 12 to 15 ft at the drive
We will be constructing 4 through lanes between Pierce and Harlan
with a lane width of 10 feet each. We will be constructing an
additional left turn lane at both Pierce and Harlan Streets to
accommodate left turn traffic. The left lane taper for Pierce
Street will begin at Otis Street and reach full width just to the
west of Mr. Nealon's property. We are not widening the street
width in this project so the proposed lane widths, locations and
taper lengths will be the same or nearly so as the existing
condition.
