~NOW ALL MEN it THESE PRESENTS, ~hat LENA DINSMORE whose address
1S 6180 W. 30 Avenue, Wheat R1dge, county of Jefferson, state
of Colorado, hereinafter called the "Grantor" for and in consid-
eration of the sum of TEN AND NO/100 DOLLARS ($10.00) and other
valuable consideration to her in hand paid by the City of Wheat
Ridge, hereinafter called "citv", does hereby give and grant to
said City PERMANENT EASEMENT on, along, over and across the
fOllowing described premises to-wit:

An easement being a portion of Lot 2, Bonnie Rae
Subdivision, according to the recorded plat in Book 13
at page 2 recorded on June 16, 1954, records of Jef-
ferson County, situated in the Northeast quarter of the
Southwest quarter of section 25, Township 3 South,
Range 69 West of the sixth principal Meridian,
Jefferson county, colorado, being more particularly
described as follows:
The north 10.00 feet of the west 30.00 feet of said Lot
2;
Excepting therefrom any portion lying within the west
5.00 feet of said Lot.
See Exhibit "C" attached.
For the purpose of: Construction and maintenance of a
storm drainage system.
Subject to the following terms and conditions: NONE.
Said easement contains 250 square feet more or less.
Also known by street and number as: 6180 W. 30th Avenue, Wheat
Ridge, Colorado, 80033.
And the Grantor hereby covenants with the City that she has good
ti tIe to the aforedescribed premises; that she has good and
lawful right to grant this easement.
