PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that CHARLES D. , BRADLEY D.
KOCHAN whose address is 7960 W. 38th Avenue, Wheat Ridge, County
of Jefferson, state of Colorado, hereinafter called the "Gran-
tors" for and in consideration of the sum of TEN AND NO/l00
DOLLARS ($10.00) and other valuable consideration to them in hand
paid by the City of Wheat Ridge, hereinafter called "citv", do
hereby give and grant to said City PERMANENT EASEMENT on, along,
over and across the following described premises to wit:

A tract of land lying in the NW 1/4 of section 26,
Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferson,
state of Colorado, described as:
That portion of the parcel of land described at Recep-
tion number 90088946 of the official records of the
County of Jefferson, state of Colorado described as
lying north of a line beginning on the west line of said
parcel, 7 feet south of the northwest corner of said
parcel and extending easterly parallel with the north
line of said parcel 127.89 feet; thence southeasterly
15.34 feet more or less to a point on the east line of
said parcel 2.82 feet south of the point of curvature of
the arc at the northeast corner of said parcel. EXCEPT
that land lying north of a line described as beginning
at a point on the west line of said parcel, 2 feet south
of the northwest corner of said parcel and extending
easterly parallel with said north line to its intersec-
tion with the arc at the northeast corner of said par-
cel.
For the purpose of: Construction and maintenance of a
sidewalk.
Subject to the following terms and conditions: NONE.
said tract contains 723 square feet more or less.
Also known by street and number as: 7960 & 7970 W. 38th Avenue,
Wheat Ridge, Colorado, 80033.
And the Grantors hereby covenant with the City that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
