KNOW ALL MEN BY THESE PRESENTS, that DREW & SHARON A. VAN STELTEN
whose address is 7519 Braun Way, Arvada, County of Jefferson,
8tate of Colorado, 80005, hereinafter called the "Grantor for and
in consideration of the sum of TEN AND NO/I00 DOLLARS ($10.00)
and other valuable consideration to them in hand paid by the city
of Wheat Ridge, hereinafter called "Citv", do hereby give and
grant to said City PERMANENT EASEMENT on, along, over and across
the following described premises to-wit:
A tract of land lying in the NW 1/4 of section 26,
Township 3 South, Range 69 West of the 6th Principal I
Meridian, city of Wheat Ridge, County of Jefferson, I"
State of Colorado, described as:
That portion of the parcel of land described in Book
3104 at Page 640 of the official records of the County
of Jefferson, State of Colorado described as: A 5 foot
wide tract of land being coincident and lying north and
northwest of a line beginning at a point on the east
line of said parcel, 7 feet south of the northeast
corner of said parcel; thence westerly parallel with the
north line of said parcel 109.34 feet more or less;
thence southwesterly parallel with and 5 feet southeast
of the chord of the arc at the northwest corner of said
parcel, 21.32 feet more or less to the west line of said
parcel.
For the purpose of: Construction and maintenance of a
sidewalk.
Subject to the following terms and conditions: NONE.
Said tract contains 651 square feet more or less.
Also known by street and number as: 3790 Allison ct. & 7990 W.
38th Avenue, Wheat Ridge, Colorado, 80033.
And the Grantors hereby covenant with the city that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
