Township 3 South, Range 69 West of the 6th Principal
Meridian, city of Wheat Ridge, County of Jefferson,
Stata of Colorado, dascribed as:

That portion of the parcel of land described at Recep-
tion number 90081418 of the official records of the
County of Jefferson, State of Colorado, lying southeast-
erly of a line beginning at a point on the south line
of said parcel (north line of W. 38th Ave.), 15 feet
west of the southeast corner of said parcel, to a point
on the east line of said parcel (west line of Balsam
st.), 15 feet north of said southeast corner.
For the purpose of: Construction and maintenance of a
sidewalk.
Subject to the following terms and conditions: NONE.
Said tract contains 112 square feet more or less.
Also known by street and number as: 3803 Balsam Street, Wheat
Ridge, Colorado, 80033.
And the Grantors hereby covenant with the city that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
