PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that GREG F., & KRIS B. LUBELEY
whose address is 4031 Estes st, Wheat Ridge, county of Jefferson,
State of Colorado, hereinafter called the "Grantors" for and in
consideration of the sum of TEN AND NO/100 DOLLARS ($10.00) and
other valuable consideration to them in hand paid by the City of
Wheat Ridge, hereinafter called "citv", do hereby give and grant
to said City PERMANENT EASEMENT on, along, over and across the
following described premises to-wit:

A tract of land lying in the SW 1/4 of section 23, Township 3
South, Range 69 West of the 6th Principal Meridian, City of
Wheat Ridge, County of Jefferson, state of Colorado, de-
scribed as:
A portion of that parcel of land described at Reception
number 86143120 of the official records of the County of
Jefferson, State of Colorado described as: the land lying
South of a line 5 fe~t NQrth of the South line said parcel
(North line of W. 38t Ave.), said line described as begin-
ning at a point on the West line of said parcel, 5 feet North
of the Southwest corner of said parcel and extending easterly
parallel with said South line to its intersection with the
arc at the southeast corner of said parcel. TOGETHER WITH
the land lying southeasterly of a line running form a point
on the South line of said parcel northeasterly parallel with,
and 5 feet northwest of, the chord of the arc at the south-
east corner of said parcel to the East line of said parcel
(West line of Allison st).
For the purpose of: Construction and maintenance of a side-
walk and retaining wall and traffic signal.
subject to the following terms and conditions: NONE.
Said tract contains 630 square feet more or less.
Also known by street and number as: 3801 & 3803 Allison st.,
Wheat Ridge, Colorado, 80033.
And the Grantors hereby covel1ant with the City that they have
good title to the aforedescribed premises; that they good and
lawful right to grant this easement.
