PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that SPORT 0 RAMA D.B.A. A TOUCH
OF COUNTRY whose address is 9701 W. 44th Ave., Wheat Ridge,
County of Jefferson, State of Colorado, hereinafter called the
"Grantors" for and in consideration of the sum of TEN AND NO/100
DOLLARS (10.00) and other valuable consideration to them in hand
paid by the City of Wheat Ridge, hereinafter called "City", do
hereby give and grant to said City PERMANENT EASEMENT on, along,
over and across the following described premises to-wit:

A tract of land lying in the NW 1/4 of Section 22.
Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferson, State
of Colorado, described as:
THE EAST 5 FEET OF THAT PARCEL OF REAL PROPERTY DESCRIBED
IN THE OFFICIAL RECORDS OF THE COUNTY OF JEFFERSON, STATE
OF COLORADO AT RECEPTION NUMBER 93013911.TOGETHER WITH
THAT PORTION OF SAID PARCEL DESCRIBED AS; BEGINNING AT
THE SOUTH EAST CORNER OF SAID PARCEL, THENCE NORTH ALONG
THE EAST LINE OF SAID PARCEL 15 FEET THENCE SOUTH EAST
21.2 FEET MORE OR LESS TO A POINT ON THE SOUTH LINE OF
SAID PARCEL SAID POINT BEING 15 FEET WEST OF SAID SOUTH
EAST CORNER. THENCE EAST ALONG THE SAID SOUTH LINE 15
FEET TO THE POINT OF BEGINNING.
For the purpose of: CONSTRUCTION AND MAINTENANCE OF A
SIDEWALK AND SIGNAGE.
Subject to the following terms and conditions: The city
agrees to place approximately 4150 square feet of asphalt
in parking are?.
Said tract contains 881 square feet more or less.
Also known by street and number as: 9701 W. 44th Ave.,
Wheat Ridge, Colorado, 80033.
And the Grantors hereby covenant with the City that they have
good title to the aforedescribed premises; and that they have
good and lawful right to grant this easement.
