KNOW ALL MEN BY THESE PRESENTS, that WIDE HORIZON INC., whose
address is 8900 W. 38th Avenue, Wheat Ridge, County of
Jefferson, state of Colorado, hereinafter called the "Grantors"
for and in consideration of the sum of TEN AND NO/100 DOLLARS
($10.00) and other valuable consideration to them in hand paid
by the City of Wheat Ridge, hereinafter called "City", do
hereby give and grant to said city PERMANENT EASEMENT on,
along, over and across the following described premises to-wit:

Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferson, State
of Colorado, described as:
THE NORTH 5 FEET OF LOT 1 WIDE HORIZONS INCORPORATED
O.D.P. AS RECORDED AT RECEPTION NUMBER 89029739 IN THE
OFFICIAL RECORDS OF THE COUNTY OF JEFFERSON, STATE OF
COLORADO. TOGETHERWITH: THE SOUTH 5 FEET OF THE NORTH 10
FEET OF THE WEST 140 FEET OF THE EAST 220 FEET OF SAID
LOT 1.
For the purpose of: Construction and maintenance of a
bus-stop and sidewalk.
Subject to the following terms and conditions: THE CITY
WILL RESET THE EXISTING FENCE. SEE EXHIBIT "A" HEREUNTO
ATTACHED AND INCORPORATED BY THIS REFFERENCE FOR
ADDITIONAL TERMS AND CONDITIONS
Said tract contains 4,010 square feet more or less.
Also known by street and number as: 8900 W. 38th Avenue, Wheat
Ridge, Colorado, 80033.
And the Grantors hereby covenant with the City that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.

The city agrees to hold harmless the Grantor(s) from and against
any suit, claim, attorney's fees, loss or damage, including
personal injury or loss of life, which may occur as a result of
negligent construction or maintenance of said sidewalk and
retaining walls by and/or for the City on the property subject to
this easement..
