give and grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT on,

South, Page 69 West of the 6th Principal Meridian, City of Wheat
Ridge, County of Jefferson, State of Colorado, described as:
LYING, BEING AND SITUATE NORTHWEST OF A LINE DESCRIBED AS STARTING
AT A POINT ON THE NORTH LINE OF THE TRACT OF LAND DESCRIBED AT
RECEPTION NUMBER 78008337 OF THE OFFICIAL RECORDS OF THE COUNTY OF
JEFFERSON, STATE OF COLORADO. SAID POINT BEING 17 FEET EAST OF THE
NORTHWEST CORNER OF SAID TRACT, SAID LINE RUNNING THENCE
SOUTHWESTERLY TO A POINT ON THE WEST LINE OF SAID TRACT WHICH IS 21
FEET SOUTHERLY OF SAID NORTHWEST CORNER
SAID TRACT INCLUDES A PORTION OF THE PERMANENT EASEMENT GRANTED
FROM PAPEDO ENTERPRISES TO THE CITY OF WHEAT RIDGE DESCRIBED IN

For the purpose of: installation and maintenance of sidewalks,
traffic signals, utilities and signage and street right-of-way,
And the Grantor(s) hereby covenant(s) with the Grantee that they
have good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
