Location: Marshall street at Clear Creek E A S E MEN T KNOW ALL MEN BY THESE PRESE~TS, that Wheat Ridge San~tation District of ~pffpTAnn County, State of Colorado , hereinafter called the "Grantor", for and in considcT3tion of the sum of ONE DOLLAR ($1.00), and other valuable consider- ation to it in hand paid by the CITY OF WHEAT RIDGE, COLORADO, hereinaFter called the "City", receipt of which is hereby acknowledged, has given and granted and by these presents does hereby give and grant unto the said City RIGHT-OF-WAY and EASEMENT on, along, over and across the fol- lowing described premises, to-wit: A parcel of land situated in the SW ~ of the SW ~ of Section 13, Township 3 South, Range 69 West, of the 6th Principal Meridian in Jefferson County, Colorado, more particularly described as follows: Commensing at a point on the north line of the SW ~ of the SW ~ of Section 13, Township 3 South, Range 69 West, of the 6th Principal Meridian, said point being on the centerline of Marshall Street (Previously State Highway #72); thence south along said centerline a distance of 111.8' to the true point of beginning; thence east and parallel to the north line of the SW}~ of the SW ~ of said Section 13 a distance of 25'; thence S 71030' E a distance of 36.911; thence south and parallel to the centerline of Marshall Street a distance of 193.24'; thence west and parallel to the north line of the SW}4 of the SW ~ of said Section 13 a distance of 60' to a point on the centerline of Marshall Street; thence north along said centerline a distance of 204.95' to the true point of beginning, except that portion previously dedicated as permanent RIGHT-OF-WAY and described as the east 3D' of subject parcel, said tract containing 0.14 Acres, more or less. For the Purpose of: CONSTRUCTION OF BRIDGE AND RELATED APPURTANCES. Subj r,ct 1. to the following terms and conditions: That said easement will be in effect for the duration of the construction period but not to exceed one (1) year from date of execution. - That no permanent structures shall be erected on said easement. That the owner agrees to remove at his expense any materials presently stored on said easement within thirty (30) days following execution of this document.
