KNOW ALL MEN BY THESE PRESENTS, Lhat Utah Pipe & Concrete Company
(Amcor Incorporated) of Jefferson County, state of
Colorado , hereinafter called the "Grantor", for and in
consideration of the sum of ONE DOLLAR ($1.00), and other valuable consider-
ation to in hand paid by the CITY OF WHEAT RIDGE, COLORADO,
hereinafter called the "City", receipt of which is hereby acknowledged, has
given and granted and by these presents does hereby give and grant unto the
said City RIGHT-OF-WAY and EASEMENT on, along, over and across the following
described premises, to-wit:
A parcel of land located in the SW ~ of Section 13, Township 3 South,
Range 69 West of the 6th Principal Meridian in Jefferson County, Colorado,
more described as follows:
Beginning at a point on the north line of the SW ~ of the SW ~ of
Section 13, said point being on the centerline of Marshall Street (Pre-
viously State Highway #72); thence south along said centerline 48.75' to
the true point of beginning; thence south along said centerline a distance
of 63.05'; thence east and parallel to the north line of the SW ~ of SW ~
of said Section 13 a distance of 25.0'; thence S 71030' E a distance of
36.91'; thence north and parallel to centerline of Marshall Street a
distance of 74.76'; thence west and parallel to the north line of the SW ~
of the SW~ of said Section 13 a distance of 60.0' to the true point of
beginning, except for the portion of said parcel dedicated as permanent
RIGHT-OF-WAY and described as the west 3D' of subject parcel, said tract
containing 0.05 Acres, more or less.
For the purpose of:
CONSTRUCTION OF BRIDGE AND RELATED APPURTANCES.
Subject to the following terms and conditions:
1. That said easement will be in effect for the duration of the
construction period but not to exceed one (1) year from date
of execution.
2. That no permanent structures shall be erected on said easement.
3. That the owner agrees to remove at his expense any materials
presently stored on said easement within thirty (30) days
following execution of this document.
