GLEN , Parties of the First Part, end Colorado Municipal Corporation, Party of the WITNESSETH, that the Parties of the First Part, for themselves, their heirs and assigns, grant and convey unto the Party of the Second Part, its heirs and assigns, an easemEnt in, to, upon, and over all that real prop- erty described as follows: A tract of land located in the Southwest Quarter (S.W. 1/4), Northeast Quarter (N.E. 1/4) Section 29, Township 3 South, Range 69 West of the Sixth Principal Meridian, said tract being a portion of Tract "A" of Applewovd Village-Second Filing as recorded in Jefferson County Plat Book 22, Page 16, said tract all being located in the City of Wheat Ridge, County of Jefferson, State of Colorado and being more par~icularly described as follows: Beginning at the Center Section 29, Township 3 South, Range 69 West; thence North 89031'12" East along the East-West centerline Section 29, Township 3 South, Range 69 West a distance of 305.000 feet; thence North 00044'06" West a distance of 40.000 feet to a point on the Northerly Right-of-Way line of West 32nd Avenue; thence North 89031'12" East along the Northerly Right-of-Way line of West 32nd Avenue a distance of 65.052 feet to the Southwesterly corner of Lot15, Glen Brook sub division, said corner being the true point of beginning; thence North 44023'06" East a distance of 65.420 feet;thence North 57001'54" East a distance of 81.360 feet; thence North 49004'18" East a distance of 41.720 feet; thence North 33052' 12" East a dis tance of 34.540 feet; thence North 59018'48" East a distance of 51.08 feet; thence North 42002'54" East a distance of 51.370 feet; thence South 62050'18" East a distance of 10.860 feet; thence South 00028'48" East along the Easterly line of Lot 15, Glen Brook Subdi vision a distance of 40.671 feet; thence South 41033' 47" ,.lest a distance of 33.205 feet; thence South 60011' 51.5" West a distance of 58.680 feet; thence South 44050'17" West a distance of 74.945feet; thence South 31053'16" West a distance of 54.548feet; thence South 46012'38" West a distance of 16.516 feet to a point on the Northerly Right-of-Way line of West 32nd Avenue; thence South 89031'12" West along the Northerly Right-of-Way line a distance of 86.596 feet to the true point of beginning. The above described tract of land contains 236037 square feet or 5.42 acres more or less. Said easement is given for the sole purpose of ingress and egress and construction purposes, and it is agreed snd understood that it is not to be construed as an easement given to the eAclusion of the Parties of the First Part, their heirs and assigns, or to others later g~anted a similar right. To have and to hold the said right of way easement unto the Party of the Second Part for a period of six (5) months.
