EASEMENT
THIS AGREEMENT, made in the City of

, Parties of the First Part, and
Municipal Corporation, Party of the
WITNESSETH, that the Parties of the First Part, for themselves, their
heirs and assigns, grant and convey unto the Party of the Second Part, its
heirs and assigns, an easement in, to, upon, and over all that real prop-
erty described as folluws:
A tract of land located in the Southwest Quarter (S.W. ~), Northeast
Quarter (N.E. ~), Section Twenty-nine (29), Township 3 South, Range 59
West of the Sixth Principal Meridian, said tract being a portion of
Lot Thirty-eight (38) of Applewood Village-Second Filing as recorded
in Jefferson County Plat Book 22, Page 15, said Tract all being located
in the City of Wheat Ridge, County of Jefferson, State of C6lorado,
and being more particularly described as follows: Beginning at the
Center Section 29, Township 3 South, Range 59 West; thence North 89031'12"
East along the East-West centerline Section 29, Township 3 South,
Range 59 West a distance of 305.00 feet; thence North 00044'05" West
a distance of 40.00 feet to a point on the Northerly Right-oF-Way line

of West 32nd Avenue; thence North 89 31'12" East along the Northerly
Right-of-Way line of West 32nd Avenue a distance of 30.00 feet; thence
North 44023'00" East a distance of 175.970 Feet to the Southeasterly
corner of Lot 38, Applewood Village-S~cond Filing; said point being
the true point of beginning; thence North 35020'47" West along the
South~rly line of Lot 38, AppJ eulood Village-Second Filing 8 distance
of 2.413 feet; thence North 44052'44" East a distance of 80.955 feet
to a point on the Northerly line of Lot 38, Applewood Village-Second
Filing; th~nce South 35020'47" East along the Northerly line of Lot 38,
Applewood Village-Second Filing a distance of 1.705 feet to the North-
easterly property corner of Lot 38, Applewood Village-Second Filing;
thence South 44023'00" West along the Easterly line Lot 38, Applewood
Village-Second Filing a distance of 81.050 feet to the true point of
beginning. The above described tract of land contains 155 square feet
Dr 0.004 acres more or less.
Said easement is given for the sole purpose of ingress and egress
and construction purposes, and it is agreed and understood that it is
not to be construed as an easement given to the exclusion of the Parties
of the First Part, their heirs and assigns, or to others later granted
a similar right.
To have and to hold the said right of way ease~ent unto the Party
of the Second Part for a period of six (5) months.
The Party of the Second Part agrees to repair all damages occasioned
by the construction activities.
IN WITNESS WHEREOF, the parties hereto have duly executed this
Agreement.
