THIS AGREEMENT, made in the City of Wheat Ridge, County of Jefferson,
State of Colorado, on May 7 , 1975, by and between EUGENE E.
MANNING and LaDoRA I. MANNING, Parties of the First Part, and the CITY OF
WHEAT RIDGE, a Colorado Municipal Corporation, Party of the Second Part.

WITNESSETH, that the Parties of the First Part, for themselves, their
heirs and assigns, grant and convey unto the Party of the Second Part,
its heirs and assigns, an easement in, to, upon, and over all that real
property described as follows:
A tract of land located in the Southwest Quarter (S.W.14), Northeast Quar-
ter (N.E.14) Section Twenty-nine (29), Township Three South, Range Sixty-
nine West of the Sixth Principal Meridian, said Tract being a portion of
Lot Thirty-six (35) of Applewood Village-Second Filing as recorded in
Jefferson County Plat Book 22, page 15, said Tract all being located in
the City of Wheat Ridge, County of Jefferson, State of Colorado, and
being more particularly described as follows: Beginning at the center
Section 29, Township 3 South, Range 59 West, thence North 89031'12" East
along the East-West centerline Section 29, Township 3 South, Range 69
West, a distance of 305.00 feet; thence North 00044'05" West a distance
of 40.00 feet to a point on the Northerly Right-of-Way line of West 32nd
Avenue, said point also being the Southwest corner of Lot 36, Applewood
Village-Second Filing; thence North 89031' 12" East along the South li~e
of Lot 35, Applewood Village-Second Filing a distance of 24.461 feet to
the true point of beginning; thence North 44052'44" East a distance of
133.923 feet to a point on the Northerly line of Lot 36 of Applewood
Village-Second Filing; thence South 54001'33" East along the Northerly
line of Lot 35, Applewood Village-Second Filing a distance of 2.939 feet
to the Northeasterly corner Lot 35, Applewood Village-Second Filing;
thence South 44023'00" West along the easterly line Lot 36, Applewood
Village-Second Filing a distance of 130.970 feet to the Southeasterly
corner Lot 35, Applewood Village-Second Filing, thence South 89031'12"
West along the South line of Lot 36, Applewood Village-Second Filing a
distance of 5.539 feet to the true point of beginning. The above
described tract of land contains 581.434 square feet or
0.013 acres, more or less.
Said easement is given for the sole purpose of ingress and egress and
construction purposes, and it is agreed and understood that it is not
to be construed as an easement given to the exclusion of the Parties of
the First Part, their heirs and assigns, or to others later granted a
similar right.
To have and to hold the said right of way easement unto the Party
of the Second Part for a period of six (6) months.
The Party of the Second Part agrees to repair all damages occasioned
by the construction activities.
IN WITNESS WHEREOF, the parties hereto have duly executed this
Agreement.
